"The older homes are getting torn down, and most of the houses coming are modern." Though the community's general aesthetic is shifting, everything from picturesque Mediterranean and Spanish Revivals to minimalist contemporary and modern estates can be found in this neighborhood, ranging, on average, from $2 million to $25 million. Seven Isles is known for its waterfront properties, with backyards that open to canals, and nearly every homeowner owns a boat. While the neighborhood is not gated, "There is only one point of access for getting to Sevel Isles, and it's guarded at all hours," says Melanie Groenendaal of The Elmes Group of Compass. Houses take a long time to sell, given their high price point and exclusive target audience, and it is not uncommon for houses to stay available on the market for over four months.An extensive tropical paradise for exercise seekers
Considered the "Central Park" of the Fort Lauderdale area is Hugh Taylor Birch State Park. Biking and running trails run through the tropical landscape, and the park brims with unique animals and fauna, like the impressive banyan tree, native tortoises and birds. In addition to swimming, paddleboarding and picnicking, the park offers overnight campsites to enjoy at a small fee. Las Olas Oceanside Park has a small green space and splash pad surrounded by a walking path. Seven Isles is ideal for those wanting to stay close to home. "We are close to everything in Fort Lauderdale, and the airport is 10 minutes away. It makes travel easy," notes Nelson. A few buses run along Las Olas Boulevard, making it possible for some to leave their cars at home to shop around. Like many oceanfront properties, houses in Fort Lauderdale have a high flood risk, and flood insurance is a requirement for some city neighborhoods, depending on streets and zoning.
