Walkable neighborhood with homes built in the mid-1900s
Ranch-style homes built in the 1950s are commonly seen, but colorful Spanish Revivals, contemporary estates and eye-catching modern builds are also in the mix. Prices across the neighborhood vary by age and renovations. Another price factor is proximity to the South Fork New River. Older landlocked properties list for under $500,000 while waterfront villas with docks and pools command prices well into the millions. Prices range from $415,000 for an inland one-bedroom rancher built in 1952 to $2 million for a four-bedroom home on the river with a dock. One outlier is a recent $8 million sale for a glossy modern one-bedroom home on a 4.5-acre riverfront lot with a saltwater pool and deep-water dockage for a mega-yacht. The neighborhood doesn't have any HOAs or short-term rental restrictions, so Airbnb rentals are allowed, Hornaday says. Some homeowners will split off a section of the house and rent it during spring break and other big events.
Las Olas Boulevard is lined with shops, restaurants and food trucks
There are no restaurants or shops within the neighborhood, but several popular spots are within a few miles. “There’s Riverside Market. It’s a really cool place north of the river,” Hornaday says. “It’s a bar and restaurant. One of the cool things about it – think of a gas station, and you open a cooler to get an energy drink. Here each cooler is filled with different beers. You make your own pack of six.” Las Olas Boulevard, an east-west street that ends at the beach, is also nearby. The boulevard is filled with restaurants, bars and shops, and there are different popular areas along its path, including Riverwalk. “Another bikeable place for dining and hanging out is Riverwalk,” Hornaday says. “The cool thing about Riverwalk is it’s all food trucks, stationary food trucks all parked at one spot.” Grocery stores within three miles of Shady Banks include a Whole Foods Market and a Publix.Fort Lauderdale celebrates many holidays and events beside the water
There are more than 1,300 boats on view during the Fort Lauderdale International Boat Show, which begins in early October. The five-day event, which is hosted by local marinas and the Broward County Convention Center, draws more than 100,000 visitors. The annual 4th of July Spectacular on Fort Lauderdale Beach draws big name music acts to celebrate America’s birthday. Children’s activities and waterslides add to the fun. Esplanade Park, just upriver from Shady Banks, hosts the Get Lit party which kicks off the ten-week Light Up Lauderdale celebration. This wintertime event celebrates the holidays with music, kids' activities and lights beside the river.Croissant Park Elementary received a $50,000 grant for a STEM Lab
In 2023 Chevron and Sunshine Gasoline awarded Croissant Park Elementary a $50,000 grant to establish a STEM lab for students to help them prepare for the future job market. Niche awards the school a grade of C+. New River Middle School, a magnet school with a focus in Marine Science, earns B-. Stranahan High School has six magnet academies, including the School of Medical Sciences and the School of Communications, Art and Design. Stranahan also earns a B-.
There are lots of trees in well-named Shady Banks
Centrally located, Hortt Park is a convenient spot for pickup tennis and volleyball matches or hoops practice on its half-basketball court. Shaded walking trails wind around the playground and fitness stations. There's also a modern rec center and a Little Free Library. A boardwalk meanders through the Bill Keith Preserve, a 4.5-acre neighborhood green space that fills a bend in the South Fork New River. Tropical and deciduous vegetation hugs the pathways here, and it's a pleasant place to observe a uniquely Floridian ecosystem amongst the snake-like mangroves and towering cypress trees. Paddlers can launch from the landing here. With the beach just 5 miles away, it’s also easy to spend a day on the sand. “My friend bikes to Fort Lauderdale Beach from there,” Hornaday says.
Convenient access to I-95 and the airport
Davie Boulevard provides Shady Banks with an immediate ramp onto Interstate 95, making it easy for north-south commutes and for quick trips to nearby eateries. Downtown is three miles northeast and Fort Lauderdale-Hollywood Airport is six miles south. Miami is 25 miles south, with a commute of about 35 to 40 minutes.
