South Middle River
Updated 20th century homes at an affordable price
Cozy two- to three-bedroom bungalows, Spanish eclectic and ranch-style homes sit on modest lots flooded with tropical shrubs and towering palm trees. Most were built in the late 1940s and early 1950s and have been undergoing renovations in recent years, with the most important renovations being the addition of hurricane-impact glass windows, hurricane doors and new roofs. These updated dwellings range from $300,000 to $500,000. Larger 20th-century Spanish elected-inspired and newly built contemporary dwellings with larger, neatly manicured yards, many with in-ground pools and pergolas, start around $500,000 and can go for more than $740,000. Another popular option is duplexes, which have a mix of driveway and lot-style parking. Depending on their size, they can start for as little as $400,000 and go nearly $1 million. Townhouses and condos are also available here, particularly on the riverfront near Lauderdale Tennis Club. Units range from one to three bedrooms and sell for between $180,000 and $600,000, though most sit soundly in the $200,000 to $400,000 range.Local eateries along major thoroughfares
The neighborhood is surrounded by three busy thoroughfares, where there are dozens of local restaurants, fast-food chains and small boutiques. One favorite is Magnolia Caffee, a whimsical eatery covered in floor-to-ceiling eclectic décor, like a giant Joker mask, colorful canvas art, and old-school Disney paraphernalia. The locally owned spot is known for its breakfast and brunch dishes, including Belgian waffles topped with berries and whipped cream and avocado toast served with sunny-side-up eggs. Hot Dog Heaven is another popular spot, serving Chicago-style hot dogs, Polish sausages and hot sandwiches. It has a small outdoor eating area with three mosaic pedestal tables and benches. Boutiques in town include The Christmas Palace, Faith Farm Thrift Store, Styles by Alexis, and more. There are several nearby options for groceries, too, including Lia Food Store, a small local market, and ALDI.Playground, athletic fields at Warfield Park
The neighborhood is home to Fort Lauderdale’s oldest park, Warfield Park.
