A peninsula filled with high-value homes
A variety of condominium options and single-family homes make up the neighborhood’s housing. Established condo complexes offer one- and two-bedroom units typically priced between $250,000 and $850,000. Newer luxury units along the waterfront list in the mid-$2 millions. All condos offer community pools, and the newer units feature additional amenities such as doormen and private elevators. Neiswenter says many of the neighborhood’s offerings are secondary homes for those who are investing in the area as much as the property. “Ultimately, what most people want is appreciation,” he says. “Everything in the long run goes up in value.” Home prices are determined by size and proximity to the Intracoastal Waterway. Inland homes range from $1.5 million to $3.3 million. Most feature in-ground pools. Larger homes along the canals that lead directly to the Intracoastal, which typically offer private boat docks, range in price from $8.5 to $15 million. Exclusive waterfront mansions sell from $25 million to almost $50 million. These massive estates offer at least 10,000 square feet of interior space and feature luxury amenities such as yacht slips. The neighborhood faces a high risk of flooding, and wind damage is an additional concern during hurricane season. There are no fixed bridges between residents' backyards and the nearby Atlantic Ocean, making the neighborhood a boater's paradise. Watercraft enthusiasts can rent kayaks at George English Park, a recreation center that also offers tennis courts and a baseball field. Fort Lauderdale Beach is directly across the Intracoastal, providing a convenient spot to enjoy relaxing on the beach. Fishing and canoeing are popular activities at Hugh Taylor Birch State Park. Neiswenter points out that because there is no development in state parks, the area will always offer appealing ocean views. Retail recreation is never more than short trip away. “People love The Galleria because of all the restaurants and high-end shopping,” Neiswenter says. The sprawling mall contains more than 100 retailers, including Macy’s, Apple and Sephora. There’s also a Publix nearby. Seasons 52, a New American restaurant featuring rotating menus, Lasso Gaucho Brazilian Steakhouse and The Capital Grille are highlights of the surrounding eateries. Anna’s Coffee Shop is a popular café near the beach. The Bonnet House Museum & Gardens is a historical landmark nearby. Built in 1920, this scenic estate is dedicated to environmental preservation and a celebration of the arts. Birding, painting and yoga classes as well as special holiday events are held there throughout the year. Downtown Fort Lauderdale is only 3 miles from the neighborhood. Restaurants, boutique shops and museums are all concentrated along Las Olas Boulevard.
Bayview Elementary is the closest of three well-rated public schools
Students can attend a trio of well-rated Broward County public schools. “This area has some of the best schools in all of Florida,” Neiswenter says. The closest is Bayview Elementary, a school rated A-minus by Niche. Sunrise Middle is a B-rated magnet school that offers specialized technology classes. Fort Lauderdale High is an A-rated school that features the prestigious Cambridge International program.
Fort Lauderdale-Hollywood Airport is only 7 miles away
Buses that run along Sunrise Boulevard adjacent to the neighborhood provide easy access to the oceanfront and downtown. Residents can catch the commuter train downtown at Brightline Station. The boulevard also leads directly to U.S. Highway 1 and Interstate 95 west of the neighborhood. Fort Lauderdale-Hollywood International Airport is 7 miles south via U.S. 1. Miami is about 30 miles south via I-95. Kindred Hospital South Florida is within 4 miles of the neighborhood.
