A vintage and urban atmosphere
The Sunset neighborhood sits along Davie Boulevard, located on the west side of Interstate 95. With proximity to major roads, it's a convenient commuter location but still holds on to a feeling of old-Florida charm. "It's kind of like a throwback in time when you go to the neighborhood," says Jason Harris, the experienced broker-owner of Jason Harris Real Estate LLC. One of the oldest water treatment plants, the Water E. Peele-Dixie facility, sits within the neighborhood but has a surprisingly attractive Mediterranean-styled exterior. In fact, it used to be a tourist destination back in the 1970s. With a vintage feel and sitting only 5 miles from the city's heart, Sunset offers central suburban living at a lower price than neighborhoods due east.
Proximity to transportation corridors
Convenience is the leading appeal of life in Sunset. “People choose the area because it’s far enough from the city that it's quieter, but it still has proximity to downtown,” says Sales Associate Maddie Camp with Whitaker Realty, who has worked in the area. Located just south of the main thoroughfare, Davie Boulevard, Sunset has an easy connection to Interstate 595, which allows locals to avoid stop-and-go traffic when traveling east or west — a valued rarity in South Florida. The Interstate also connects directly with Fort Lauderdale's International Airport. In addition, the neighborhood sits just over 5 miles from downtown Fort Lauderdale, reachable by the bus lines along Davie Blvd.
Ranch-style homes at affordable price points
Most residences here were built in the 1950s, so it is no surprise that ranch-style homes are the neighborhood trend — though no two houses look exactly the same. With no HOA, these sidewalk-lined streets showcase a variety of colors. Many homes have driveways in the front and in-ground pools in the back, perfect for cooling off after a long day under the South Florida sun. Properties in Sunset are less expensive than similar Fort Lauderdale suburbs situated east of I-95. Prices here start at around $400,000 for older homes and go up to $600,000 for newly renovated properties.
Riverland greenery and local parks
Sunset is a subdivision of a larger, unofficial community that locals know as Riverland. Folks in this area enjoy the abundance of flora in their neighborhoods, and Sunset is no exception. The properties and streets in the community are often shaded under dense canopies of tropical palms and deciduous trees, although the landscape is a bit more open than neighborhoods to the south. For more greenery, Elizabeth Hays Civic Park features a walking path, a shaded playground and plenty of lawn space. And the neighborhood namesake, Sunset Park, offers a baseball field and basketball and tennis courts.
Technical education at a magnet high school
The neighborhood is home to Sheridan Technical High School, a magnet school with a rare A-plus rating from the website Niche. Sheridan Tech students graduate with specialized training in a technical career path of their choice and enjoy dual enrollment opportunities. The school has little in the way of sports, though. For non-magnet schools, neighborhood kids are zoned to start at Stephen Foster Elementary School. The C-plus-rated elementary is close enough for many kids to walk. Then it's on to New River Middle and Stranahan High, both rated B-minus.
Nearby Publix and a standout BBQ spot
Another convenient aspect of Sunset is the Publix, located in the north of the neighborhood. Residents can take a leisurely walk to grab their groceries. For restaurants, there are a few standard strip malls along Davie Boulevard. But Georgia Pig BBQ is one nearby standout, a local staple since 1953. Its tried-and-true menu features no frills, just good eats, from daily specials to chopped beef, pork and chicken sandwiches.
