According to Lamb, Heritage Palms is a “bundled” community, which means memberships are included in the purchase price. As a Common Interest Realty Association, the organization operates as a country club and master homeowners association. Annual dues are paid to the master association and one of the 41 separate neighborhood associations.Heritage Palms was developed between 1999 and 2006. It features a variety of homes displaying the earthy elegance of Spanish Revival architecture. Prices range between the mid $200,000s and mid $400,000s for multifamily properties, such as the condos and townhouses in the Cypress Landing subdivision. Single-family homes range from $700,000 to $1.1 million. On the higher end of that range are estate homes in the exclusive Enclave – a gated community within the gated community. There are only 69 available units in the Enclave, and all enjoy custom elevations like saltwater pools, oversized lanais, tile flooring, tray ceilings, and more. The Royal and the Sabal are the neighborhood's two 18-hole golf courses. The Heritage Palms Golf and Country Club features a pro shop, a driving range, golf clinics and practice greens. Around the Clubhouse are tennis courts, pickleball courts and a heated swimming pool. Lamb says the community’s tennis program is thriving. The Activity Center next door is where members work out, have club meetings and attend fitness classes. Nearby, Six Mile Cypress Slough Preserve is a natural escape with a 1.2-mile-long boardwalk and five observation decks for spotting local wildlife, including alligators, turtles, otters and wading birds. The window-lined walls of the Palms Dining Room offer vistas of one of the neighborhood’s many lakes. Inside, chandeliers provide warm lighting, setting the mood for fine dining. Casual American fare is served for lunch and dinner in the Grill Room. Its 13 televisions make it perfect for watching horse racing or football. The Lodge is a 5,000-square-foot clubhouse exclusive to members. It has a library, game room and crafts room, but Lamb says the main appeal is its poolside Tiki Bar & Grill. “They’re expanding the tiki bar because it’s so popular,” Lamb says. “It should be finished soon.” More restaurants as well as shopping options are up 6 Mile Cypress Parkway. Commercial plazas line the thoroughfare, providing grocery stores like Publix, retailers like Kohl’s, fast-food chains like Chick-fil-A and more.
