Metro Park is a central Fort Myers community with a mix of multifamily homes and commercial space. Developed in the late 2010s, it’s one of those areas that seemed to pop up overnight. The cost and newness of units make it attractive to investors, especially seeing as more than 80% of the community rents. “Sometimes low prices mean high HOA fees, but those aren’t bad there either,” says longtime Fort Myers resident Laura Vance, a Realtor with Robert Slack. The neighborhood is bound by several main thoroughfares, including its namesake Metro Parkway, which provides a direct route to the industrial hub south of Fort Myers. The neighborhood is also less than 5 miles from downtown, making it a convenient spot for those living and working in the city.

Although the main roads, Metro Parkway and Winkler Avenue, are busy during the day, the neighborhood is quiet at night, save for the occasional rumbling train. Prices start in the low $100,000s for one-bedroom condos and range to the high $300,000s for three-bedroom townhouses. The neighborhood is home to gated and ungated subdivisions. Most subdivisions are bordered by lakes, providing some units with waterfront views.

Snowbird season traffic in Fort Myers
Although nearby LeeTrans bus stops provide public transportation, most use personal vehicles to get around the city. Vance emphasizes that traffic patterns are quite different in the summer versus winter when snowbird residents arrive in droves. “In season, traffic doesn’t get as bad as Naples’s, but you should give yourself at least an extra 15 minutes compared to what your GPS says.” Metro Park is 3 miles from downtown, Interstate 75 and the closest hospital, Lee Memorial Hospital. Southwest Florida International Airport is about 15 miles away.

Wicked Good Deli’s best-selling sub
Metro Park has many options for dining out. Wicked Good Deli is a popular lunch spot, although the Wicked Famous Steak Bomb is sure to have folks yawning by late afternoon. The hearty, best-selling sub has rib-eye steak and salami topped with peppers, onions, mushrooms and melted cheese. Next door, locals enjoy casual dine-in dinners accompanied by live music at Cafe Brazil Restaurant. The Pupusa’s house is on the same strip, with a rather self-explanatory name. It’s a burgeoning favorite for authentic pupusas and Salvadoran cuisine. More dining options are less than 2 miles away at Edison Mall, a major hub for retail therapy. As for grabbing groceries, Gordon Food Service Store and Brazmarket are the closest grocery stores. More expansive options, such as Walmart and BJ’s, are on 6 Mile Cypress Parkway, less than 5 miles away.

Biking from Trailhead Neighborhood Park
While each subdivision features a private recreation area with a pool and a playground, public parks are close by. Trailhead Neighborhood Park is less than a mile from Metro Park. The small green space lies off Veronica Shoemaker Boulevard. It’s surrounded by classic Florida greenery, from leafy live oaks to towering palm trees. The park’s decently sized parking lot, playground, and field make it a convenient spot for kids to burn off some energy. It’s also an access point for North Colonial Linear Park, a paved path alongside a canal. It’s part of Fort Myer’s Tour De Parks Route, which connects six parks. Winkler Park is another nearby green space, about 2 miles away. It features a playground, picnic area and a duck pond.

Fort Myers is served by the School District of Lee County. Colonial Elementary earns a C-plus from Niche. Fort Myers Academy Middle is graded C. Metro Park’s extreme Wind Factor
According to Risk Factor, Metro Park has an extreme Wind Factor and a minimal flood risk. Regardless, flood insurance is strongly recommended, and awareness of hurricane season, which runs from June 1st to November 30th, is essential. Fort Myers was hit hard by Hurricane Ian in 2022. “It’ll be a while for the beaches and the docks and everything on the coast to recover, but for the most part, everyone is bouncing back,” Vance says.
Hurricanes are a part of living in a tropical region and Fort Myers was ground zero for Ian.
