Mainly made up of homes built at least 60 years ago, most of the community boasts mature palm trees along its quiet streets. Located 3 miles from both downtown Fort Myers and Interstate 75, Morningside’s main draws remain its convenience and riverside views. Parks, medical care and shops are easily reached by car, though the bus also serves the community.

Located just 3 miles from downtown Fort Myers and the Edison Bridge, Morningside features condo units in Seminole Gardens and single-family homes outside homeowners associations. Ranch-style houses with muted tones and vibrant colors line the residential streets, each bordered by palm trees and dense greenery. Narrow sidewalks connect some houses, like those along Edgewood Avenue, but most grassy lots border the road’s edge. Though all properties include a driveway, only the occasional home features an attached garage. Highest-priced homes sit along the water’s edge and extend anywhere from $580,000 to nearly $2 million, but homes farther inland often cost less than $200,000 and feature construction dates around the late 1950s or early 1960s. Condo units have the lowest price point, with two-bedroom units costing between $125,000 and $150,000.

Proximity to the River District’s calendar of events
With downtown 3 miles away, homeowners can easily reach the monthly and annual events hosted in Fort Myers. “The neat thing about downtown Fort Myers is it’s a very old town. In the River District, they tried to keep the old feel with cobblestone streets. All the buildings are even early 1900s,” explains Marc Lobdell of Coldwell Banker, an agent living and working in Fort Myers. The River District area hosts events like seafood festivals, art walks and music walks throughout the year, immersing residents in local culture and cuisine at their leisure.
Tice Elementary school proudly serves Morningside
Schools in the eastern part of Lee County
Part of Lee County Public Schools, the neighborhood benefits from the 14th-best district for athletes in the state, according to Niche. Most students begin at Tice Elementary, a C-graded school, and transition to Oak Hammock Middle, a B-minus-graded school. For high school, students attend Riverdale, which earns a B grade and features academies for digital design, animation and marketing.

Schandler Hall, Billy Creek and Riverside Community Center
Though there are no parks in Morningside, green spaces remain walkable in three directions. Schandler Hall Community Park sits less than 2 miles away down Palm Beach Boulevard and invites residents to practice their half-court shots or climb on the playground. Billy Bowlegs Park and the Billy Creek Preserve are about a mile south of Morningside and provide a space for biking along the marsh and walking the dog near miles of ponds. For rainy days and indoor fun, the Riverside Community Center at Riverside Park borders the Caloosahatchee River 2 miles west and includes a pottery room and space to host events.

Bus lines into Cape Coral and trips outside Florida
Morningside offers access to public transit, as well as to nearby thoroughfares. The 100 and 20 buses serve the community, connecting the neighborhood to the River District and Cape Coral. For those who prefer to drive, Palm Beach Boulevard connects to Cape Coral in less than 15 miles and to Interstate 75 for access to Southwest Florida International Airport in less than 20 miles. Fort Myers Beach is also easily reached in about 20 miles, but Lobdell notes that “Hurricane Ian did a number on Fort Myers Beach,” so time will be needed to restore that public amenity to its former state.
Medical care through Lee Health and local providers
Medical care is easily reached, with hospitals and quick care facilities within a 5-mile radius. Lee Memorial Hospital is about 5 miles southwest, and Oasis Urgent Care is just over 2 miles down Palm Beach Boulevard. Across the river, Cape Coral Hospital and the local Veterans Affairs Clinic are less than 10 miles away.
