Traditional single-family housing includes a collection of Mediterranean-influenced homes featuring decorative, asymmetrical facades, terra-cotta roofs and brick driveways. “When I show properties, people just fall in love with the architecture,” Boersma says. Townhouses and condos typically sell for prices between the lower $200,000s and the upper $400,000s. Prices for single-family homes start in the mid-$300,000s and can reach as high as $1.2 million.
The community’s resort-style amenities include two pools and facilities for playing tennis, pickleball, basketball and bocce. There’s a fitness center, fishing pier, spa and several dining options, including a pub and a bistro. The community's movie theater shows matinees every Friday and Saturday. “The amenities are amazing, second to none,” says Realtor Jim Fare with Blue Gulf Realty. “They’re absolutely incredible. It’s like being on vacation every day.”
While the Village Center hosts regular fitness classes and other events, including meetings of the poker club, Sunday brunches and holiday celebrations, the pool is the center of community activity. “There’s a lot of camaraderie,” says Realtor Tami Boersma with Blue Gulf Realty. “The Tiki, the pool, the people. Everyone who lives here, whether they rent or own, always goes to the tiki bar. It’s just a great vibe, a laidback vibe.”
Former resident and RE/MAX Realtor Heather Hitz agrees. “There’s always something to do,” she says. “There’s literally something for everybody. There’s a very active tennis group. We biked a lot around the community. My family, at the holidays, would rent out the theater and watch Christmas movies. We’d watch football games at the Tiki, you name it. I met a lot of friends and still have friends who live there. It was a lot of fun.”
Hitz says residents pay monthly fees to the Master HOA, which covers expenses such as amenities, grounds upkeep, security, concierge services and more. “You have a chef on staff, and you have the spa and salon, so obviously you’re paying to have access to that stuff,” she says. She says the community has additional HOAs for owners of single-family homes and condos, and homeowners pay monthly fees to those as well.
Paseo is a car-dependent community about 14 miles from downtown Fort Myers. The Southwest Florida International Airport is about 8 miles away.
