Pine Manor is a rental-heavy neighborhood in south Fort Myers
“Pine Manor is a low-income community, but it’s close to everything,” says Shari Clark, the resource specialist for the Pine Manor Improvement Association. "I've been here for 14 years. I have a heart for helping people, and it’s a community that’s really open to help,” she says. The Pine Manor Improvement Association’s social services and workshops are well-attended. With homes selling for well below the state median and a location less than 6 miles south of downtown, Pine Manor’s appeal is tied to its affordability and convenience.
Multi-family homes selling for below the state median
Many of Pine Manor’s Minimal Traditional, New Traditional and ranch-style homes are duplexes built in the ‘60s and ‘70s. Some are even four-unit properties, or quadruplexes. While about 90% of residents rent, sales prices start at about $140,000 and can go up to around $350,000. That’s around $65,000 less than the state median for single-family homes, but on par with the state median for condos. Multi-building complexes can sell for as much as $550,000. “It used to be cheap to rent here, but rent is going up, so now it’s about the same as everywhere else,” Clark says. Streams nearby and the pond on Pine Manor’s west side are prone to flooding during hurricanes and heavy rains. Pine Manor’s CAP Index crime score is 9 out of 10, five points higher than the national average.
Hunter Park and Pine Manor Community Center recreation close by
On Pine Manor’s west side, Hunter Park is a playground with a basketball court and a multiuse path circling a small, reedy pond. The Pine Manor Community Center, nearby, is where the Pine Manor Improvement Association provides resources like health screenings, resume workshops and regular culinary classes. “We’re a nonprofit geared toward self-improvement,” Clark says of the local organization. “I help people apply for food stamps and unemployment, and we have a food pantry. The culinary classes help people get jobs in the hospitality industry, and our community garden is where we teach people how to grow their own food.” Almost as established as Pine Manor itself, the improvement association has been around since the ‘80s. Whiskey Creek Country Club is a public, membership-optional 18-hole golf course just west of Pine Manor.
Lee County Public Schools allow school choice
Pine Manor kids attend Lee County Public Schools. The district’s school enrollment zones allow students to attend any school within their assigned zone. Villas and Tanglewood are two elementary options close to the neighborhood. Villas Elementary gets a C-plus from Niche, while Tanglewood gets a B. Older students may go to B-plus-rated Cypress Lake Middle and continue to B-plus-rated Cypress Lake High. The high school’s Center for the Arts program offers classes in music, theatre, dance, visual and media arts.
Shopping and dining on U.S. Route 41 close to Pine Manor
The U.S. Route 41 commercial corridor just east of the neighborhood is lined with stores like Aldi, Best Buy, Target and Trader Joe’s. Carniceria Monterrey is a small regional chain grocer known for Mexican foods. Family-owned restaurants, like Coya’s Artisinal Ice Cream and El Estadio Latin Sports Bar & Grill, are also scattered along the highway. Downtown Fort Myers brims with boutiques, art galleries, eateries and entertainment to the north. “That’s where you go for a night out,” Clark says. The historic riverfront district hosts events regularly, from Friday evening art and music walks in the summer to the annual Edison Festival of Light in February.
U.S. Route 41, LeeTran buses provide transport around Lee County
Route 41 runs past the east side of Pine Manor. The highway connects north toward downtown, less than 6 miles away, and south toward Estero, just over 12 miles away. LeeTran buses pick up from stops along Route 41, Palm Drive and Maple Drive within half a mile of most homes. Bus routes head to destinations like Lee Memorial Hospital, near downtown, and Southwest Florida International Airport. The 12-mile drive east to the airport usually takes 25 minutes without traffic.
