Found just 5 miles south of the Floridian city of Vero Beach is a community that sits along the calm wind of the Indian River. With a large conservation area and access to both the Intracoastal Waterway and Atlantic, Florida Ridge is a census-designated community that draws in homebuyers for its amenable price points and outdoor recreation. “It’s an affordable area right on the river, considering some Vero Beach prices,” says Chris Junker, a Realtor with Re/Max Crown Realty. He currently lives in the nearby city of Sebastian and has a decade of experience selling in the area. “And it’s only 15 minutes from the beach, so you get that lifestyle without paying as much for it.”

Exploring conservation trails and finding community at Intergenerational Rec
One of Florida Ridge’s biggest draws is that it sits at the Intracoastal Waterway, so boating and kayaking are two favorite local pastimes. The east side of Florida Ridge has the Oslo Riverfront Conservation Area, with hiking trails that offer views of the Indian River and plenty of native animal and plant species. “It’s a protected Great Florida Birding Trail area, so lots of people come for wildlife observation,” says Wendy Swindell, the Conservation Lands Program Manager for Indian River County. “It’s pure Florida nature.” For outdoor recreation in a more manicured space, the South County Park – also known as Dick Bird Park – has a large playground, basketball and tennis courts, and four multi-purpose ball fields. It’s also the site of the Intergenerational Recreation Center, which Indian River County built in 2016 after recognizing a demand for an indoor event space. Many free community programs are held there, from art classes to pilates.
Classic pastel homes and riverfront views
Housing in Florida Ridge—and neighborhood atmosphere—vary greatly, as it has everything from gated and golf course communities to private residential roads and condominium subdivisions. Most homes in Florida Ridge were built between 1985 and 2005, and new construction is still constantly popping up on open lots. Florida classic ranch homes and pastel Spanish eclectic houses are among the most common styles, but new traditional properties became much more prevalent around 2015. Most three-bedroom homes that were built before or just after the turn of the century sell between $200,000 and $375,000, while larger homes with luxury aspects, such as in-ground pools or river access, sell between $400,000 and $600,000.

Annual events in nearby Vero Beach
Being only 5 miles from the heart of Vero Beach, Florida Ridge residents have quick access to the many annual events that Vero Beach presents. “Sebastian and Vero Beach, and all areas around them – it all kind of flows into each other,” Junker says. “We don’t think much of them being separate when it comes to events and community.” Vero Beach has several well-attended events, with one of the biggest being the Under the Oaks Art Show in March, where over 80,000 guests come to see the artisan vendors’ creative works. In February, great eats, fine reds and live performances come together at the Vero Beach Food, Wine and Music Festival, with all proceeds going to local charities.

Running errands and finding local, diverse flavor
There are several commercial pockets around Florida Ridge, with the two largest found on the east and west corridors off Oslo Road. South Point has a Publix, as does South Vero Square, and between the two of them are stops such as Walgreens, Winn Dixie, Dollar Tree and national banking locations. There are plenty of fast-casual options for eating, but Florida Ridge also has plenty of local restaurants that offer all types of cuisine. Fire And Wine is a favorite for modern Southern dishes, using fresh seafood and produce for creative dishes, while Cafe 772’s hole-in-the-wall location has flavorful Latin-American fusion street food.
Schooling with Indian River County
Florida Ridge is zoned to the Indian River County School District, which receives an A-minus grade from Niche as a district. Many local kids will be sent to Osceola Magnet School for kindergarten through fifth grade, as the school is graded with an overall A and takes the top spot for best elementary school in the county. Students can move on to Oslo Middle, graded with a B-minus, before heading to A-minus-rated Vero Beach High. The high school offers dual enrollment with Indian River State College so students can take college-level classes at the college, online, or during the summer.

Navigating Florida Ridge and the surrounding coast
Florida Ridge heavily relies on Route 1, a major thoroughfare that runs directly up the East Coast. Ramps to Interstate 95 are just a few miles away, and residents mainly depend on cars for transportation. Most residents will catch flights at Vero Beach Regional Airport, just 7 miles north, or from Orlando Melbourne International Airport, found 41 miles north.
