Urban living in a registered historic district
The quiet streets and stately homes in Brookview Civic make you forget that the hum of Downtown Fort Wayne is just a few minutes away. “What stands out here is the urban feel in a historic setting on lots that are far more spacious than you would get in many other neighborhoods with older homes,” says Realtor Ian Barnhart of Coldwell Banker Real Estate Group. While the mature tree canopy may offer a sense of seclusion, some of Fort Wayne’s biggest amenities and attractions are within a 2-mile radius; residents can be at the bars and restaurants in downtown Fort Wayne as easily as they can be walking on the city’s trail network or kayaking on St. Mary’s River.

Stately early-20th-century homes and condominiums on the park
Much of Brookview Civic was developed between 1906 and 1965, and the homes reflect the styles of the early 20th century. “There’s a whole range of historic homes, from older early-century Craftsmans to mid-century moderns,” Barnhart says. Other notable styles include Tudor Revivals and Colonial Revivals. The collection of historic architectural styles and stunning landscaping is a distinguishing feature of the neighborhood that earned the Brookview-Irvington Park Historic District a spot on the National Register of Historic Places in 2011. According to Barnhart, it’s fueled a movement within the community. “There has been a heavy resurgence in renovations and remodeling of period homes,” he says. Realtor Tracy Hale-Lamb of Century 21 Bradley Realty notes that this resurgence has attracted many homeowners to the area, especially in relation to the downtown development. “It’s a neighborhood in transition as younger generations are moving in and renovating,” she says.
Many properties in Brookview Civic have driveways that run alongside the house, leading to detached garages in the backyards, though street parking is plentiful. Househunters can expect to find price tags in the neighborhood between $115,000 and $275,000, depending on size and condition. One and two-bedroom condos are also available on the neighborhood’s north side, near Vesey Park; prices typically range from $55,000 to $75,000.
