A well-built and well-established neighborhood

Comprising just a handful of quiet residential streets, Centerhurst is a well-established neighborhood with large lots, an abundance of mature trees and modest but well-maintained homes. Located 7 miles northeast of Fort Wayne, it's close to shops, parks, schools and entertainment. Jane Yoder is a Realtor with RE/MAX Results and has experience building homes in the greater Fort Wayne area. She says, "There's not much room in this area for new development because it's already been built out. But homes were well-built, and people are finding opportunities to reinvest in them with renovations." So, while this neighborhood may be modest and unassuming, it presents opportunities for homebuyers.

Mid 20th century ranch style homes

The tidy streets of Centerhurst are lined with 1960s and 70s ranch houses, ramblers, split-levels and colonials. Homes tend to list between $140,000 and $215,000, a significant drop from the greater Fort Wayne median list price of $260,000. Prices, however, correlate with the size and condition of the homes. A well-tended but somewhat dated 1,000-square-foot ranch house with a single-car garage and three bedrooms might sell for $150,000. On the other hand, a similarly sized home with modern updates might sell for $40,000 to $50,000 more, and a house with 1,500 to 1,700 square feet and moderate renovations will likely cross the $200,000 mark.
