Many things draw homebuyers to the Concord Hills neighborhood in northeast Fort Wayne, and a few stand out. The first is value. Most of the roughly 275 homes in the neighborhood are part of the Concord Hill addition, which was built in the late 1970s and '80s. Jane Yoder, a Realtor with RE/MAX Results who has been selling homes in this area for 30 years, explains, "When Concord Hill was built, they used good local builders, so these are very nice, well-built houses that are affordable compared to other areas." Concord Hills also offers choice. Next to the single-family homes in Concord Hill, the Concord Place condominium community offers 85 semi-attached villa-style condos. But the common factor that draws everyone in? Convenience. Yoder says, "Concord Hills is right by I-469 and Maplecrest Road. It's just so easy to get anywhere from here, and that's important."
A range of Indiana homes
Because more than one builder developed it, the Concord Hill addition offers a range of housing styles. As Yoder says, "This is definitely not tract housing." As residents walk or bike the neighborhood, they are greeted by sidewalks set back from the street and deep, well-kept lawns intersected by wide driveways. Homes surrounded by thick tree canopies feature Cape Cod, ranch, colonial and Tudor-inspired architecture with stone, brick, wood or vinyl siding facades. The median home price is around $200,000, and most homes offer three bedrooms, two bathrooms and anywhere from 1,200 to 2,000 square feet. A larger home with recent renovations might list as high as $240,000. Condos in Concord Place offer two bedrooms with 1,000 to 1,200 square feet and contemporary architecture in muted earth tones. Condos usually sell right on either side of $200,000.

Philharmonics and festivals
Yoder notes that many locals go downtown for the city's frequent festivals and activities. She says, "There are lots of high-end restaurants, shops and events along the riverfront, and a lot of people just like to walk around." But there's plenty to do close by, too, she notes, from year-round concerts at the Philharmonic Center to the family-friendly Johnny Appleseed Festival each fall.
