On the south side of Fort Wayne, Hillcrest isn't far from more rural neighborhoods but still retains a lot of its connections to its more urban northern neighbors. Alongside U.S. Route 27, a main north-south transit route in the city, Hillcrest's streets are flanked by sidewalks, streetlights and plenty of oaks and maples. Shopping is city close, but so are more open spaces. “Route 27 becomes Lafayette Street and Decatur Road, and that’s as far south as you can get,” says Broker Tim Tower of Century 21 Bradley Realty, Inc. This southside neighborhood houses many longtime residents, so inventory is usually low from year to year. "It's a very steady and consistent market," says Broker Ben Ruhl of Mike Thomas Associates.

Mature trees over midcentury homes
Lots average about a quarter-acre, and most include at least a mature tree or two, which after years of growth now shade the roadways. Most mid-century homes in this neighborhood come with private driveways and attached garages, though carports and backyard garages aren't hard to find. “Really, it’s just a normal neighborhood,” says Tower, adding that homes here don't often change hands, leading to contract signings within days of listing. The typical Hillcrest home averages about 1,100-square-foot built in a ranch style. Some split-levels can be found. Single-level homes sell for between $100,000 and $150,000. On the northern edge, two-story homes have sold from around $135,000 to about $200,000.
