A quiet suburb found under 2 miles south of downtown
Like other near-downtown neighborhoods, La Rez is going through a growth spurt, prompted in part by its historic Victorian homes, which investors have revitalized in recent years. Another factor is the opening of new commercial and mixed-use businesses, including Electric Works, a new live-work development on Broadway and Wall Street. These and other projects bring new opportunities to long-time residents. "La Rez is a great neighborhood, and it's really exciting to see the old homes being restored and the new businesses coming in," says Kammrin Bernard, a Realtor with American Dream Team Real Estate Brokers who sells throughout Fort Wayne.

Historic homes are being updated to fit modern needs
La Rez’s homes come in a mix of styles and were built from the late 1800s through the 1990s. The neighborhood's streets, about 2 miles from downtown, are flanked with sidewalks, and mid-block alleyways split adjoining backyards.
Queen Anne houses from the 1890s, Craftsman homes from the 1920s and Colonial Revival homes from the 1980s sit side-by-side in La Rez. Some of the area’s older and bigger houses have been converted into multi-family developments, but most are purchased by homebuyers who are willing to make renovations. Bordered by tall trees, La Rez lots are narrow, with compact front yards and roomy backyards. Most houses have driveways or detached garages. Home prices depend on condition—a 2,600-square-foot 1910s Queen Anne might be listed under $100,000, but will need further investment to complete renovations. Houses range in price from $70,000 to $210,000, with a median list price of $109,000. “This whole area is a great place to raise a family,” says Tina Stuckey, a Broker with RE/MAX Results. “It’s not just the outskirts in the suburbs that are family-focused.”

Nearby parks offer fishing, sports and places to play
In the south side of La Rez is Ivan Lebamoff Reservoir Park, a hilly park surrounding a historic source of drinking water. The reservoir, built in 1900, isn't connected to the city's water supply any longer, but it is stocked for fishing. The park has wide green fields, newly refurbished basketball courts, a bright blue playground and a paved walking trail. When winter rolls in and snow covers the city, Lebamoff Park turns into a popular sledding spot. For indoor recreation, residents head downtown to visit the Fort Wayne Museum of Art and the main branch of the Allen County Public Library.
