Established suburb south of Fort Wayne
Forming the southern edge of Fort Wayne's sought-after 46807 ZIP code, Lincolnshire is a quiet suburb with tree-lined streets. The neighborhood lies between the St Marys Pathway and Route 27, which connect to parks and Downtown Fort Wayne, respectively. "There's been more and more advocacy for bike lanes on the main roads,” says Broker Ben Ruhl of Century 21 Bradley Realty, Inc. “We're expecting lots of infrastructure improvements in the future.” The school system and regional hospitals are just two of the area's top employers, each with several locations close by. "Architecture firms are big here, and the tech industry is growing quickly," says Ruhl.

Single-family homes and townhouses
Sidewalks and streetlights are typical in this south Fort Wayne suburb. Garages mix with carports, and a few two-story Cape Cods with dormer windows mix with the majority of single-story ranch styles, most built in the 1950s and ‘60s. Most are clad with siding, but a few facades are brick or stone. Prices for a three-bedroom homes range between $125,000 and $175,000. The neighborhood's limited inventory means listings go quickly on this side of town, typically going to contract within two weeks. Alternatively, folks can rent either a unit or a townhouse in one of the complexes on the community’s west side overlooking the river.

Recreation spots along the St Marys Pathway
The nine-hole Donald Ross Golf Club is just south of the neighborhood. Designed by the iconic golf architect in 1927, the 3,400-yard par 36 course offers multiple tee positions to allow players an 18-hole experience on a smaller property. The St. Marys Pathway follows the river of the same name past Kettler Park, a community gathering place that hosts lots of local events. A bit farther up the path, Foster Park's recreational features include another golf course. “It’s the second largest park in Fort Wayne. It has walking trails, tennis courts and a playground,” says associate broker Justin Herber of Coldwell Banker Real Estate Group. Plans are in store to reposition a few of the course's holes to accommodate a practice range and 23,000 square feet of putting green. The goal is to complete these renovations by 2028, the park’s centennial anniversary.

Commercial hubs along Highway 27
Life in Lincolnshire means being close to shopping. A 2-mile drive south yields the Decatur Road Shopping Center, with a Walmart Supercenter and Menards for weekly shopping. While there, residents might stop for a meal at Renaissance Restaurant, a diner that’s been a mainstay here for 25 years. Within Lincolnshire, Dunbar's BBQ is a local favorite on West Paulding Road. Kroger lies in the opposite direction, as does Southview Tab, a bar with a laid-back atmosphere.

Highway 27 and Citilink commuting
Commuters who work in downtown Fort Wayne have a 5-mile, 10-minute commute along Route 27. The Citilink bus route runs parallel along Calhoun Street, reaching downtown in about 45 minutes. The Fort Wayne International Airport is also a 5-mile ride away for long-distance travel. Though most of the city's bike lanes exist elsewhere, Lincolnshire riders can take the St. Marys Pathway along the river and connect with other trails or bike lanes, or east past the Donald Ross Golf Club to a north-south trail along Hanna Street. Infrastructure-improvement plans call for this to eventually be a nearly 4.5-mile unbroken bike trail to the Maumee River near downtown.
