Michigan Avenue is buzzing with growth opportunities

Like many of the neighborhoods surrounding it, Michigan Avenue is going through a revitalization period. Just south of downtown Fort Wayne, this small community is seeing big and small investors making updates to the area, like renovating the unique old homes and starting businesses. This recent flurry of activity has been thanks to Electric Works, a newly reimagined live-work space operating out of the old GE headquarters, just blocks from Michigan Avenue. "I think it really inspired a lot of people to come in and start fixing things up. There's a lot of opportunity here," says Kammrin Bernard, a Realtor with American Dream Team Real Estate Brokers who sells throughout Fort Wayne.

Many shopping and dining opportunities throughout the neighborhood

Union Street Market in Electric Works serves as the primary dining and shopping spot for many residents, thanks to its convenient location and many food options. This food hall features vendors selling barbecue, Thai cuisine, pizza and Mexican dishes for those times when residents don't want to cook. When they need to make a grocery run, they can pick up items like fresh produce, deli meats and gourmet cheeses. George's International Market is another popular option for groceries. Charming homes and petite yards

Newcomers to Michigan Avenue will find Craftsman-style bungalows and Neoclassical cottage-style homes from the early 20th century along the tree-lined streets. Many feature big front windows and roomy porches, which residents fill with plants or patio furniture. Some have been fully renovated, but others still need some TLC, meaning buyers can find bargains if they’re willing to put in some work. Lot sizes are narrow, so homes sit close and have petite front and backyards. For residents who don’t have garages, there is available street parking, but many houses have designated spots or single-car garages. The neighborhood is very walkable, thanks to the abundant sidewalks. Prices range from $30,000 for a 1,400-square-foot fixer-upper to $165,000 for a fully renovated 1,900-square-footer.

Residents get active at the many parks and St. Mary's River

When residents want to get outside, they often head to McCulloch Park. This green space boasts a paved walkway that crisscrosses throughout, where residents can get in an afternoon walk among the tall trees. A small playground sits near the middle of the park, where kids burn off energy after school, and picnic tables are scattered throughout, ready for an outside lunch. St. Mary’s River is another popular destination for residents, especially those living closest to it. "It’s really clean and beautiful. There’s a walking trail that runs alongside it, and, in the summer, there are boat tours, and you can go paddleboarding,” Bernard says. Residents also have quick access to indoor activities downtown, like visiting the Fort Wayne Museum of Art or attending an event at the Allen County Public Library.

Enjoy Fort Wayne's many festivals

The city hosts multiple large events throughout the year, including the Three Rivers Festival in July, the Festival of Trees in late November, and the Johnny Appleseed Festival in September, which celebrates the life of John Chapman and offers vendors selling 1800s-style food and crafts.

Kids in Michigan Avenue start school at Fairfield Elementary and then move on to Kekionga Middle School and South Side High School. Fairfield Elementary and Kekionga Middle have C ratings on Niche, while South Side High has a C-plus. South Side High serves about 1,400 students and has a student-teacher ratio of 18-to-1. Notable alums include actress Shelley Long and fashion designer Bill Blass.

Getting downtown is a snap

Michigan Avenue is a bit far from Interstates 69 and 469 but close to Lafayette Street, a major thoroughfare throughout the downtown area. Residents who work downtown can skip the highways altogether since the neighborhood is just two miles south of many of the employers there. Michigan Avenue is also close to the Fort Wayne International Airport, about seven miles south of the neighborhood and offers flights throughout the United States.
