Nebraska's older homes encircle a commercial hub
Just outside Fort Wayne's downtown, along the curving banks of the St. Marys River, the neighborhood of Nebraska is a community known for its small-town charm and proximity to half a dozen parks. “We have all the perks of being close to downtown without the inconvenience of being downtown,” says Realtor Patrick Harris of ERA Crossroads Realty, adding that portions of downtown are reachable on foot, across the Carole Lombard Bridge.” Nearby parks have their own events as well, and locally-owned restaurants make for a fun night out.

Head over to Main Street for shopping and dining
Main Street is a walkable stretch full of businesses, a short stroll from many of Nebraska’s houses. O'Sullivan's Italian Pub, affectionately known as “O’s,” is one of those Main Street destinations. “It’s still a popular nightclub,” says Realtor Jim Owen of CENTURY 21 Bradley Realty, Inc. The vibe here is vintage, with strobe-lit dances, darts and live music. “Paula’s On Main is one of the best seafood restaurants in the tri-county area,” says Harris. The spot is renowned for its walleye, crab cakes and key lime pie. Shopping is also a big deal for Nebraskans. “As far as where people flock to, we have Glenbrook Square Shopping Mall,” says Harris. The mall is a 3-mile drive north, where residents can browse dozens of name-brand outlets. Kroger and 3 Rivers Natural Grocery Food Co-op & Deli have weekly groceries covered.

A day at Swinney Park
Parks abound in every direction, many small with their own amenities. The biggest recreation spot nearby is Swinney Park, immediately south of the neighborhood, though across the river. A pedestrian bridge is one option, though driving requires a trek through downtown over Carole Lombard Memorial Bridge, which is named for the mid-century actress who was born in Fort Wayne. East Swinney features a pond open to fishing and access to the Rivergreenway. West Swinney has an 18-hole disc golf course. Both sides have their own playgrounds, but the park is better known for its disc golf tournaments, 7K and 15K races, and Fort Wayne’s annual City Tennis Tournament. Lombard's childhood home is just over the bridge named for her, across from Nebraska. It's registered as a bed and breakfast.

Exploring other parks
Promenade Park hosts a summer concert series and monthly kickboxing classes. As the French word suggests, folks can walk along the river’s edge or even take a boat tour. Camp Allen Park is a spot where Nebraska residents can play basketball or take the kids to the playground. This park also has a marker commemorating the 1871 baseball game. Bloomingdale Park is another area with direct river access for fishing, plus basketball courts, a playground, and part of the 26-mile Rivergreenway Trail.

Renovated and remodeled bungalows and cottages
Sidewalk-lined streets form a grid around Nebraska’s commercial center. Lot sizes range from one tenth of an acre to approximately one third of an acre. “I know the map makes it look we’re all crammed in together, but it’s really not an issue,” says Harris. Most homes in the neighborhood were built in the early 20th century, leading up to the 1940s. Bungalows and cottages are common styles, with the occasional example updated or renovated. “It’s great for first-time home buyers,” says Owen. Homes averaging 1,500 square feet usually sell for between $75,000 and $200,000.

Boarding the Citilink
The Citilink bus system serves the community with 14 routes around the city and several stops along West Main Street. The Carole Lombard Memorial Bridge crosses the St. Mary’s River and connects Nebraska to downtown, about a mile away. Residents can board the bus at the Main Street and Greenwood Avenue intersection and be in Downtown Fort Wayne in 12 minutes. Driving is even faster, with the 2-mile trip taking just half that time. Public transportation does not extend far enough south to Fort Wayne International Airport, but folks can make the 8-mile drive along Ardmore Avenue and be there in about 17 minutes.

Crime in Nebraska
Nebraska’s crime rate is slightly higher than the national average. According to the CAP Index’s predictive, algorithmic-based risk model, the United States averages a 4 out of 10 for overall risk. Nebraska gets a somewhat higher rating of 5 out of 10. The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students.
