Located 6 miles northwest of Downtown Fort Wayne and mere minutes from shops, parks and entertainment, Sawmill Woods provides a quiet residential enclave filled with mature, leafy trees, sidewalks where folks stroll, jog or bike and tidy, semi-attached condominium homes with sweeping green lawns. Residents pay a $200 monthly Homeowner's Association fee, but considering these homes sell well below Fort Wayne's $260,000 median list price and the HOA fee covers a pool, clubhouse, playground, tennis courts and all exterior maintenance… they consider it a pretty good deal. "People come here because it's affordable," says Jane Yoder, Realtor with RE/MAX Results and Fort Wayne native.
Comfy '80s condos
Sawmill Woods condos were built in the mid-1980s, featuring vinyl siding with earth-toned trim or stone accents. Condos come in two styles. The first is a carriage-style condo that plays off a traditional duplex but has adjoining single-car garages in the middle rather than adjoining interior walls. The second style features two detached homes facing opposite directions but connected by their rear walls.
“People tend to stay put around here unless they have to move, like for a family change or to downsize,” says Yoder, and Sawmill Woods is a great option for anyone looking for a well-priced, smaller space. Most condos offer two bedrooms with 1,200 square feet and sell as low as $120,000 or as high as $180,000 with modern updates. For larger homes, a few streets of custom single-family homes not part of the HOA offer up to 2 acres and have three or four bedrooms, around 2,600 square feet and price tags in the mid-$300,000s to $400,000s. Nearby, Schoaff Park Villas, a family-owned apartment complex, provides rental options.

HOA amenities and Shoaff Park
With an active outdoor community, the HOA-maintained pool, tennis courts, playground and community clubhouse keep condo owners busy, but when locals want more outdoor space, they head to Shoaff Park. Set on the banks of the St. Joseph River, the park offers 184 acres of woodlands and open green spaces. Locals boat on the river, play 18 holes at the par-54 golf course and hike miles of trails. A modern playground entertains the younger crowd with rock walls and a splash pad, and families join at picnic pavilions to celebrate special events.
University events and comedy clubs
“Fort Wayne’s a good small 'big' city,” says Yoder. “There’s always something to do.” For Sawmill residents, the Summit City Comedy Club waits just a mile away for a night out and offers plenty of laughs. Purdue University Fort Wayne, just 2 miles away, offers a wealth of events, from classical music concerts to theater and dance performances to a full range of men's and women's athletics. And every September, the Johnny Appleseed Festival pulls crowds from all over the region.
