Older homes are drawing new buyers
Irregular blocks of residential streets cling to either side of U.S. 27, which splits into southbound and northbound lanes, with residential blocks in the middle. Simple, early 20th-century cottages and bungalows face each other along sidewalk-lined streets. “It’s established, and by that, I mean it’s just been there a long time,” says Realtor Nancey Weaver of Keller Williams Fort Wayne. “As far as Fort Wayne goes, it started where people lived on the south side of town. Now, the newer area is more north.” Williams Park is an accessible area for first-time buyers because many of the homes are due for a facelift or major repairs. Prospective residents can buy a three-bedroom fixer-upper for between $55,000 and $65,000 or a family-ready turnkey home for $100,000 to $200,000. The exact location has little impact on the pricing since all homes are no more than half a mile from South Side High and just a few hundred feet from the thoroughfare. Homes here typically sell after 39 days on the market.

A day outdoors in Williams Park
The neighborhood's namesake park has been around since the late 1800s as a tiny triangle of open grass. About a quarter of a mile west sits Packard Park, often used for its basketball courts and baseball diamond. Lutheran Park and its looping walking paths are one block north. For residents on the other side of U.S. 27, there’s Weisser Park, which is also equipped with basketball courts, a baseball diamond, and a pair of tennis courts. Kids can spend time at the attached youth center or have a game of disc golf on the dedicated course.

Williams Park is also a mile from Southgate Plaza, one of the busiest shopping malls in the area. A 2-mile drive south yields a Kroger and Dollar Tree for weekly essentials.

Walkable streets with the Citilink to boot
Most neighborhood destinations are within walking distance, be it to the high school, parks or even downtown. "We are adding a lot of signage showing how far it is to get from place to place on foot or cycle," says Ruhl. "We're seeing improvements to older walkways and safety precautions that make it easier for people to get around." Commuting downtown means less than a mile or just five minutes by car. Fort Wayne's Citilink buses make stops along South Calhoun Street for a 20-minute ride to downtown. Lutheran Hospital is a 7-mile, 16-minute drive out of town and impractical to reach by bus. Fort Wayne International Airport is impossible to reach by bus since the Citilink does not extend that far outside the city.
