The Crater Riverside Neighborhood Association (CRNA) was organized in 1995 to improve the quality of life for its residents. The neighborhood gathers regularly for beloved events like “Boo on the Brae,” a Halloween event hosted on its namesake boulevard, a Christmas social and a July 4th celebration at the local park. The CRNA also attends civic meetings like zoning hearings and actively lobbies for improvements to shared amenities like Sylvania Park and traffic intersections. Though retail destinations are close by, the residential areas remain quiet. “The only thing that has affected the residents is the property value,” Puente says. “The high school used to be a pecan orchard – the trees are still there.” Ranch styles and cottages command the cozy architectural landscape in Carter Riverside, where the oaks and maples are as old as the homes, forming canopies over the quiet sidewalk-lined streets. Properties start around $175,000 for a modest three-bedroom and top off just over $600,000 for a spacious new build on a larger lot. Most listings sell for $250,000, which is significantly lower than the average Fort Worth residence, which lands around $350,000. “It used to be affordable – 20 years ago, you could buy a home for $60,000 or $70,000,” Puente says. Carter Riverside homeowners can get outside at Sylvania Park, which sits on Eastern Cross Timbers woodland, an old-growth forest stretching from Oklahoma to Texas. Less than 100 acres of undisturbed Cross Timbers woodland remain in Fort Worth. Sylvania is popular for tennis and basketball games, and there are swing sets and playgrounds for younger kids. The park is also home to the Riverside Community Center, where locals can exercise at the fitness center and indoor basketball and volleyball courts. It also hosts several after-school programs, a boxing club and youth sports leagues.
Amon Carter-Riverside High kids can wrestle
Carter Riverside is zoned for the Fort Worth Independent School District, which carries an overall Niche rating of B-minus. Many start at the B-minus-rated Oakhurst Elementary before continuing to the C-minus-rated Riverside Middle and earning their diplomas from the C-plus-rated Amon Carter-Riverside High. Each school is conveniently located within a 15-minute walk for most homeowners. Most of the commercial activity happens in the neighborhood’s southern end, where shopping centers line the busy connecting roads. Race Street is a growing hub for trendy local shops and cafes like Born Late Records and Race Street Coffee. “Back in the 80s, it was a big immigrant community,” Puente says. The restaurants in Carter Riverside represent many cultures, including the popular Guanajuato Bakery, a neighborhood staple serving Mexican pastries like sweet bread or “pan dulce.” Puentes also recommends a stop at Mylan, the “number one for Vietnamese food in the city.” “For quicker options, locals can choose from the wide selection of fast-food restaurants along Beach Street. With Airport Freeway nearby, commuters have an easy trip into downtown Fort Worth and all the city’s employment centers, hospitals and cultural attractions. “Many people that live there also work in the Dallas area. the commute time is like 25 minutes,” Puente says. “Beach is one of the few streets in Fort Worth that intersects 3 major freeways – it’s a big thoroughfare, a major connecting artery.” Most Carter Riverside residents are drivers, but the city’s Trinity Metro buses make stops on the main roads and near the shopping centers for those who prefer a car-free ride. The Fort Worth Meacham International Airport is also a 6-mile ride away for long-distance travel.
