A historic African American suburb 10 miles from downtown Fort Worth
An extraordinary past lies within the quiet community of Historic Carver Heights. Also known as "The Hill," this neighborhood was unique in that it was built by and for Fort Worth's Black middle class. Despite the surrounding presence of segregation and Jim Crow laws, residents custom-built a community that firmly established the presence of Black doctors, teachers, ministers and business owners. Today, descendants of those who created Historic Carver Heights still live in the neighborhood and fight for its preservation. Homes are rarely for sale, but those who move to the community are tasked with preserving The Hill's history. “There are still folks who have spent their lives here, and folks who had their home passed down from family members who founded the community,” says Realtor Kelvin Matthews with Coldwell Banker Realty who has eight years of experience selling in the Dallas-Fort Worth area. “It is getting increasingly popular with people looking for starter homes, because the prices are affordable. But the spirit of the community is still here.”
Modest midcentury ranch-style homes with relatively affordable price tags
The Hill developed most of its homes between 1950 and 1965, though some were built as early as 1947. The area is typical for a post-war suburb created for middle-class professionals: Midcentury homes sit close together and have tidy front yards and spacious backyards. Most are brick ranch-style homes, though there are also bungalows and shingle-style cottages. Homes typically cost between $150,000 and $275,000. Their relative affordability allows buyers to invest in updating the interiors. “There’s a good mix of homes that have been remodeled and homes that need some restorative work. But the homes are still really nice here,” Matthews says. Though sidewalks are rare, the residential streets are quiet with little traffic.

A short walk to MLK Park and Community Center
Steps from the neighborhood is Martin Luther King Park, with a play area with a merry-go-round and athletic fields surrounded by a paved walking trail. It's adjacent to the MLK Community Center, with a gym, activity rooms and outdoor tennis and basketball courts. The center is “a large part of life here; a lot of people go there for job fairs, or community events and activities,” Matthews says. “There are a lot of people who use the park, too, especially families."
The Hill is less than 2 miles from Lake Arlington. This nearly 2,000-acre lake has both private and public access points. Eugene McCray Park is on the water's edge, surrounded by oak and mesquite trees, and overlooks a cove of Lake Arlington. "You'll often see people fishing out there or getting together with friends and family," Matthews says. Visitors can fish from the shores or take out a boat, but swimming is not permitted in the lake.

Neighborhood school Maudrie M. Walton Elementary
Maudrie M. Walton Elementary is located in the neighborhood and nearby is J. Martin Jacquet Middle; both have an overall C grade on Niche. Paul Laurence Dunbar High School, also rated a C on Niche, provides students with a before- and after-school program offering tutoring, fitness, art and college readiness classes.

Restaurants and big-box stores are an easy drive
The neighborhood is a few blocks from Rosedale Street, which offers chains like Pollo Regio and locally owned spots like Tortas Ahogadas Guadalajara, a casual eatery known for its tortas and quesabirria tacos. Rosedale Street also has a Dollar General for convenience items. About 4 miles west on East Berry Street are big-box stores like Walmart, Marshall's and Ross and fast-food eateries like Raising Cane's and Jack in the Box.

Commuting to Fort Worth and beyond
The Hill runs alongside Interstate 820 and is close to I-30 and Highways 287. The neighborhood is car-dependent, so easy highway access makes commuting or running errands convenient, but there are Trinity Metro bus stops along major roads like Ramey Avenue and Stalcup Road. Carver Heights is about 10 miles from downtown Fort Worth and 27 miles from downtown Dallas. The neighborhood is 9 miles from the nearest medical center, John Peter Smith Hospital. The Dallas-Fort Worth Airport is less than 30 miles away.
Interstates 820 and 30 connect Historic Carver Heights to Downtown Fort Worth and Dallas.
