Lake Arlington Ranch North values tidy streetscapes and community
Fort Worth's Lake Arlington Ranch North is a manufactured home community with well-kept streetscapes and outdoor spaces. A gated entrance adds security to this neighborhood where locals enjoy swimming in the pool and fishing at Lake Arlington. Nearby highways connect to Fort Worth and Arlington's shops, restaurants and entertainment. Homes are rarely on the market in this neighborhood and longtime locals take pride in its appearance. "It's not a brand-new community, but [residents] believe in the rules, keeping up with their yards and their houses," says property manager Ryan Lopez. "It's definitely the expectation here, and those who have been here the longest help by setting the example."
Double wide homes with pride in ownership
The 170 home sites include some single-wide and many double-wide manufactured homes. "Compared to the single-wides, the double-wides are going to provide ample space, especially for the living areas and the kitchen areas, where a lot of people are drawn to," he says. Homes rarely go on sale, but two were listed in 2025 for around $130,000 and $140,000. Renting is not allowed here, and pride in ownership is visible in the streetscapes. Neighborhood guidelines highlight skirting, exterior paint, lawn and driveway upkeep.
Career programs and championship sports at Fort Worth schools
Fort Worth Independent School District serves the area. Students can attend Sunrise-McMillan Elementary School and J. Martin Jacquet Middle School, both earning C-minus grades from Niche. Paul Laurence Dunbar High School earns a C-plus and is known for its state-championship-winning boys' and girls' basketball teams. The district high schools offer programs of choice, with opportunities for internships, job shadowing, certifications and Advanced Placement courses.
Lake access, pool and park offer outdoor fun close to home
The community pool is a popular spot in the warmer months. "The pool gets used all the time — it's open from 9 a.m. to 9 p.m., so everyone has an opportunity to use it," Lopez says. A new basketball half-court is in the works. The neighborhood fronts Lake Arlington, which locals can access from the undeveloped east side. A few miles away, the city-run Village Creek Neighborhood Park offers nearly 25 acres of green space, including baseball and softball fields, picnic tables, trails and a playground.
Shopping and dining options span Fort Worth and Arlington
The community is central to shopping districts in Fort Worth and Arlington. Walmart Supercenter, Aldi and Foodland Markets fill grocery needs. The busy Green Oaks Boulevard and Little Road area features many other grocery stores and restaurant options. The family-run Iris Bagel & Coffee House serves espresso drinks and signature bagel sandwiches. Fort Worth's Stockyards area maintains a historic Texas vibe with barbecue restaurants, western wear stores and dance halls. For upscale options, locals can head to the outdoor Arlington Highlands shopping mall, which has a movie theater, more than 25 eateries and more than 50 stores, including Loft and Lululemon.
Pool parties and movie nights are on the annual calendar
Movie nights, pool parties and holiday events bring residents together. "We definitely try to stay on track with current events and holidays — anything that's meaningful, we help the community with," Lopez says. "And we're always looking to do things differently. We try not to be repetitive." The neighborhood celebrates the annual pool opening on with a cookout and music on Memorial Day weekend. It also celebrates back-to-school season with backpack giveaways for kids.
Commuter-friendly location near major highways
Commuters are close to several arteries, including U.S. 287 and Interstates 820, 20 and 30. Neighborhood amenities are accessible by foot, but locals may rely on cars to travel farther. Bike lanes and public bus stops are not available from the neighborhood. Surepoint Emergency Center Arlington provides around-the-clock emergency care about 4 miles away. Dallas Fort Worth International Airport, a global superhub, is about 20 miles away.
