When a neighborhood shares its name with one of the most iconic homes in the country, chances are it will have a luxurious feel. The Monticello neighborhood of Fort Worth certainly delivers. “It’s very prestigious, kind of known to be a higher-end community in Fort Worth,” says Brittney Kosev, broker and owner of BK Real Estate, who’s been selling homes in the area for 16 years. “It’s a mixture of renovated properties coupled with teardowns and new builds.” In addition to its posh homes, Monticello boasts natural beauty and a prime location. The neighborhood is just west of downtown Fort Worth and bordered by the meandering West Fork Trinity River to the north.

Monticello’s curb appeal

Monticello offers an attractive mix of homes, ranging from renovated bungalows to extravagant Classical and contemporary homes that loom large on the quiet neighborhood streets. Driving through the tree-lined avenues, home seekers will also find some Spanish Revival homes with red tile roofs and stucco siding. Certain parts of the neighborhood feature large twisting live oaks in the front lawns of the houses, offering privacy and giving a touch of Southern charm to the area. Homes in the neighborhood tend to be more expensive than in other parts of the Dallas-Fort Worth Metroplex, with the lower end being around $500,000 and homes frequently listed in the million-dollar range.

The sidewalk-lined streets make Monticello an excellent neighborhood for walking, which Kosev says is popular with residents. “It’s a very active neighborhood as far as walking, jogging, strollers,” she says. “There’s a neighborhood park within walking distance to most of the homes.”

Students attend well-ranked Fort Worth Independent School District schools

Public school students may start off at the neighborhood’s North Hi Mount Elementary, which has been around since 1936 and is recognized as a historic landmark by the city of Fort Worth. The Works Progress Administration built the Spanish Revival building, featuring a Renaissance portico and red tile roofs.

From there students move on to Stripling Middle and Arlington Heights High. Part of the Fort Worth Independent School District, all three schools earn solid B-range Niche grades.

Spend the day at Monticello Park or Trinity Trail

Monticello Park on Dorothy Lane North has been in the heart of the neighborhood since the late 1920s. In addition to the tennis courts, the park has a playground and open green space. Although there are only two courts, locals say people are friendly and frequently rotate out to let others enjoy a game of tennis. Anglers, kayakers, walkers and bikers are apt to head to the Trinity Trail system. This system features more than 100 miles of trails along the Trinity River throughout Fort Worth. Monticello residents can access the trails at a couple of locations along Rockwood Park Drive.

Run errands at Montgomery Plaza shopping center

At the nearby Montgomery Plaza shopping center on West Seventh Street, residents can get their grocery shopping done at the Super Target and pick up household items at Home Goods. For a bite out, residents will find a slew of choices along White Settlement Road. At the upscale Clay Pigeon, patrons can expect the likes of duck and house-made pasta. Maple Branch Craft Brewery on Whitmore Street offers a more casual experience of meeting up with friends for pizza and beer.

Monticello is close to the Cultural District for entertainment and downtown for work

Those who enjoy a night out on the town are in luck. Monticello is conveniently located a mile west of the city’s Cultural District, home to museums, event venues and restaurants. Dickies Arena is a relatively new arena in the city and hosts concerts and sporting events throughout the year. The sprawling Will Rogers Memorial Center is a world-class event venue and equestrian facility. It’s the site of the annual Fort Worth Stock and Rodeo Show, the city’s largest and oldest public event. And downtown’s central business district is just 3 miles away via White Settlement Road, making Monticello a convenient location to start and end the workday.
