Originally planned by John C. Ryan, a famous developer of the early 1900s, Morningside works to preserve its small, planned community of 20th-century homes. Although homeowners have updated aspects of their properties, residents are encouraged to keep their renovations on brand with the neighborhood's traditional roots. "This neighborhood definitely has better prices than surrounding areas," says Claudia Cruz, a local Realtor with Monument Realty and born-and-raised Texan. "There's a lot of opportunities for homebuyers and builders since the lots there are decently priced." Construction styles see themes of minimal traditional and arts and crafts homes, some even dating back to the 1920s. A small section of newly developed tract housing is in the southeastern corridor. Midcentury bungalows start at $150,000, while two- to three-bedroom renovated or contemporary houses sell around $250,000.How Morningside residents get around town
Interstate 35 West marks the area's western side, connecting residents to a major thoroughfare right in the neighborhood. For commuting east or west, 377 is to the north and Loop 20 lies south. Trinity Metro maintains bus stops around the neighborhood that directly connect to Fort Worth Central Station for travel around the metroplex. Public schools in Morningside belong to the Fort Worth Independent School District. Kids can start at Morningside Elementary, which receives an overall C-plus on Niche and an A-minus for diversity. Students move on to Morningside Middle before finishing basic at Polytechnic High School; both schools receive a C on Niche. Along nearby Maddox Avenue, Hillside Park provides residents with an expansive green space for outdoor recreation, and locals say its location is one of the best spots to see the Fort Worth skyline. Paved walking trails loop around the hilly fields, and there's a large playground alongside tennis and basketball courts. Hillside Park is also the site of Atatiana Carr-Jefferson Community Center, which has both a fitness center and gymnasium alongside all-ages activity programming and community events.Gathering locals at The Warehouse
The Warehouse is an event venue that hosts live music and weekly events for locals. From jazz nights to themed parties, The Warehouse always has something going on and focuses on putting in its community service hours. The venue often has community health fairs, non-profit vending and open donation drop-offs.
