Just 5 miles south of downtown Fort Worth, Morningside Park offers proximity to the city’s center without the noise of busy streets and higher price tags. Average housing costs in this residential neighborhood hover around $200,000, considerably lower than Fort Worth as a whole. “It’s a little bit of an older area, and as sometimes happens with older areas, they get new lifeblood. You are starting to see more investors coming in and renovating the houses,” says Alex Gough, a Realtor with Airstream Realty, who’s been selling homes in the area for three years. “I’ve seen people buy duplexes, move into one side and fix up the other side to rent out. It’s a great place for new younger investors.”

Morningside Park’s curb appeal

Clapboard ranch homes built from the 1940s through the 1980s are the dominant style in Morningside Park, but there’s also a smattering of duplexes and modern construction sprinkled in. Wide paved driveways leading to two-car garages are common features, as are compact lots with neighbors on each side. Prices range from $145,000 for a fixer-upper to $325,000 for a new build. “The prices are considerably lower and that’s because a lot of the houses are older and haven’t been kept up. Over time some areas get neglected,” Gough says. “Overall things are selling in 30 to 45 days. It really just depends on the condition of the home.”

Grab a bite to eat along East Berry Street

Morningside Park remains predominantly residential, but there are a few businesses operating in the neighborhood. Popular dining options include mom and pops such as Robinson’s Bar-b-que and Tacos Don Tomas along East Berry Street. A few blocks north of the neighborhood, residents will find familiar chains such as Domino’s, Wells Fargo and Dollar General, as well as an El Rio Grande Latin Market for grocery shopping. Walmart Neighborhood Market is less than two miles away on West Berry Street.

Polytechnic High preps students for the future

Public school students may attend Morningside Elementary, Morningside Middle and Polytechnic High. The middle and high schools score C Niche grades, while the elementary school earns a C-plus. As part of the Fort Worth Independent School District, high school students are able to earn their high school diploma and an associate degree from Tarrant County College.

Go outside and play at Ciquio Vasquez Park

At Ciquio Vasquez Park, on the outer edge of the neighborhood, residents can spend free time fishing in the pond, meeting up with friends for a game of basketball or watching their kids blow off steam on the playground. Carter Park, on Carter Park Drive, spans over 100 acres with opportunities to see wildlife along its walking trail that follows part of Sycamore Creek.

Hop on Interstate 35 to get around the city

Interstate 35 borders the western portion of the neighborhood and meets up with Loop 20 about a mile south, making it easy for residents to quickly get around the city for work and play. Trinity Metro provides bus stops along the primary roads which can connect residents to larger stations for rail service. And to get away from it all, the Dallas Fort Worth International Airport is 25 miles northeast of the neighborhood.
