Just 5 miles south of downtown Fort Worth, Morningside Park offers proximity to the city’s center without the noise of busy streets and higher price tags. Average housing costs in this residential neighborhood hover around $200,000, considerably lower than Fort Worth as a whole. “It’s a little bit of an older area, and as sometimes happens with older areas, they get new lifeblood. You are starting to see more investors coming in and renovating the houses,” says Alex Gough, a Realtor with Airstream Realty, who’s been selling homes in the area for three years. “I’ve seen people buy duplexes, move into one side and fix up the other side to rent out. It’s a great place for new younger investors.”
Morningside Park is a residential community bound by Interstate 35 and Sycamore Creek.

Clapboard ranch homes built from the 1940s through the 1980s are the dominant style in Morningside Park, but there’s also a smattering of duplexes and modern construction sprinkled in. Wide paved driveways leading to two-car garages are common features, as are compact lots with neighbors on each side. Prices range from $145,000 for a fixer-upper to $325,000 for a new build. “The prices are considerably lower and that’s because a lot of the houses are older and haven’t been kept up. Over time some areas get neglected,” Gough says. “Overall things are selling in 30 to 45 days. It really just depends on the condition of the home.”

Grab a bite to eat along East Berry Street
Morningside Park remains predominantly residential, but there are a few businesses operating in the neighborhood. Popular dining options include mom and pops such as Robinson’s Bar-b-que and Tacos Don Tomas along East Berry Street. A few blocks north of the neighborhood, residents will find familiar chains such as Domino’s, Wells Fargo and Dollar General, as well as an El Rio Grande Latin Market for grocery shopping.
