Dynamic development along the West Fork Trinity River
West Fork Trinity River snakes around the northern portion of Fort Worth, and in one of the bends is a small yet complex neighborhood by the name of the River District. In the mid-to-late 20th century, housing was sparse in the area, and it wasn’t considered a formed community. However, its desirable location at the riverside attracted new development around 2017 and residential building took off, with it rapidly evolving every year since. “If you’re looking for a scenic, convenient neighborhood with the easiest access to the Trinity Trails, you’ve found it with the River District,” says native Texan Ashton Theiss, broker and founder of The Ashton Agency. “The intimate feel of the area, access to the trails and great local businesses are all so easy to fall in love with.” With a wide range of architectural styles and periods, the River District is just under 5 miles from downtown Fort Worth, sidestepping the busiest portions of the city.

Midcentury homes and riverside customs in the River District
The River District’s many different housing types and architectural styles draw in a wide variety of renters and homebuyers. Midcentury ranch homes and bungalows have stayed standing and well-maintained, and sell at the lower end of the budget, usually between $300,000 to $400,000. “There’s two gated single-family neighborhoods that offer direct trail access, new construction townhomes and active senior living,” Theiss says, emphasizing the diversity of housing. “Prices for homes in the River District range from about $300,000 to $3 million, so there are options at almost all budgets.” Modern townhomes and single-family properties that aren’t on the river can range between $500,000 and $900,000. Meanwhile, large custom homes that sit directly at the riverside can sell anywhere between $1 and $3 million.

Shopping along Alta Mere Drive
Just a mile and a half down Alta Mere Drive are errand stops such as Target, Walmart and Aldi. River District is relatively small, only covering around 300 acres, making its local restaurants easily accessible for residents who want to walk or bike over. Heim Barbecue on the River is a mom-and-pop joint offering slow-cooked barbecue sourced from local farmers while Salsa Limón has some of the most flavorful tacos in the area.

Hitting the 100 miles of Trinity Trail
Looping around the neighborhood are the paved pathways of Trinity Trails, a system of over 100 miles of greenway that winds through Fort Worth. It follows along the West Fork Trinity River, so residents can have scenic views when they go for a jog or bike ride. “There are hardly any neighborhoods in Fort Worth that have direct access to the trails, but in River District, you truly can jump on and jump off in several different sports. It’s one of the most unique factors,” Theiss says. There are a few pocket green spaces within a mile radius of the neighborhood, including Melva Campbell Park, which features an elaborate playground and pickleball courts.

Summertime jams at Rockin' the River
With how close River District is to downtown Fort Worth, residents easily pop over for any of the events the city offers. There are several significant annual events, like the Main Street Fort Worth Arts Festival and the summer Rockin' the River live concert series, but there's also always something happening daily around the city's many community centers.

Children living in the River District can attend schools under either the Castleberry Independent School District or the Fort Worth Independent School District. If attending the Fort Worth Independent School District, kids can start at Burton Hill Elementary, which receives an A-minus on Niche and is ranked in the top percentile of standout schools in the Dallas-Fort Worth area. Students move on to Stripling Middle, which receives a B, before heading to B-rated Arlington Heights High.
