Home to several hospitals, minutes from Texas Christian University and abounding with historic homes, Fort Worth's Southside accommodates locals from all walks of life. Stretching from just south of downtown to Interstate 20, Southside covers a diverse and eclectic mix of neighborhoods and amenities, from quiet, laid-back pockets of homes with tree-lined streets to busy strips like West Magnolia Avenue. And though some parts of the Southside continue to see new growth and development, Prince Whiting IV, owner at The Whiting Group and Fort Worth local, says the area largely has an established, casual feel, with longtime residents throughout. "It's a place to go to have a casual night out. If you have family coming in, you take them to the strip and give them a little bit of history," he says.

Diverse home options in the Southside, from historic to modern

Home styles on Southside's gridded streets are diverse, from recently constructed apartments near the Medical District to 100-year-old bungalows, Craftsman and American Foursquares. Some pockets, such as the Fairmount National Historic District and Ryan Place, have a higher concentration of these older homes, while areas farther south of downtown lean toward ranch-styles and cottages from the mid-20th century. The median sale price in the Southside is around $260,000, with most properties selling between $135,000 and $775,000. Some historically underserved communities in Southside, including Rosemont and Worth Heights, have received grants through the Neighborhood Improvement Program in recent years. These funds have been allocated to improve infrastructure and community engagement through efforts like clearing litter, installing traffic lights and crosswalks, and adding more green spaces.

West Magnolia has dining in the Southside

West Magnolia Avenue has many restaurants and businesses in the Southside. "We go to Magnolia for a cool little brunch area. There's a lot of restaurants there, [including] vegan, fried chicken, a lot of coffee shops and wine bars," says Whiting, emphasizing the street's artsy vibe. "It's known as like a mini Austin," he says. Popular pitstops include Cane Rosso, a relaxed wood-fired pizza restaurant, and Maggie's RnR, another casual hangout serving decadent brunch options and classics like burgers and wings. Magnolia Avenue is also within walking distance of several hospitals and clinics in the Medical District, including Medical City Fort Worth and Texas Health Harris Methodist Hospital. Main Street has more shopping and dining options in Southside as well. For groceries, Walmart Neighborhood Market is on West Berry Street. Southside has a CAP Index Crime Score of 6, higher than the national average of 4.

Fort Worth ISD and nearby TCU

The Fort Worth Independent School District, which has an overall B-minus rating from Niche, has several schools that serve the Southside. School zoning varies depending on address, but some students may begin at George C. Clarke Elementary, which has a C rating from Niche, before they continue to B-rated W.P. McLean Middle and B-plus-rated Paschal High School. Another option for students in the Southside is B-minus-rated Green B. Trimble Technical High School, to which students must apply and be accepted to attend. Trimble has 19 Programs of Choice, where students can take specialized career and college-preparatory courses. Texas offers school choice, allowing families to apply to attend districts outside their zone. Texas Christian University is also nearby. This private institution, which has about 13,000 combined undergraduate and graduate students, earns an A rating from Niche.

Arts and music festivals celebrate the area's culture

Events throughout Southside celebrate the area's rich and diverse culture and history. Each October, the Near Southside neighborhood hosts the ArtsGoggle event along a mile-long stretch of Magnolia Avenue. Tens of thousands of people come to check out over 1,000 local artists and dozens of bands at this day-long event. Another popular event is the Fort Worth African American Roots Music Festival, also in Near Southside, at the Southside Preservation Hall. This festival features a lineup of artists showcasing Black influence in American music styles, including country, folk and blues.

Recreation facilities are throughout the community

Neighborhood parks like Rosemont Park, Capps Park and Worth Heights Park have playgrounds and athletic facilities within walking distance for some residents. Victory Forest Community Center, located on Hemphill Street, features a full-size gym, dance room, a 2,000-square-foot fitness center and more community spaces. Just west, the Fort Worth Zoo houses over 540 species and attracts around a million visitors each year.

Major highways connect around the region from the Southside

Southside spans several miles. The northernmost parts border downtown Fort Worth, while the southernmost parts sit about 8 miles south of downtown. No matter where someone lives in the Southside, downtown is minutes away, whether that's by car on I-35W or on Trinity Metro buses. I-20 and I-30 are also nearby, taking drivers across the region. The Dallas Fort Worth International Airport is also about 30 miles northeast.
