Fort Worth neighborhood with waterfront views

The Fort Worth neighborhood of Sun Valley is best known for its location. “It is right by the lake, and you have easy access to all the main highways,” says Realtor Amy Quimby with Century 21 Judge Fite, who has worked in the area for over a decade. With many homes so close to Lake Arlington, folks can spend a lot of time on the water. The access to Interstates 20 and 820 let them easily access the nearby cities, such as Arlington, for adventures on land. Road work may increase the commute, so drivers should budget a few extra minutes for traffic.

Waterfront homes and mid-20th century ranch styles

Most of Sun Valley is divided into gated and non-gated communities. Waterview at Enchanted Bay is a gated community along Lake Arlington. A stroll along the sidewalks takes people past manicured lawns often decorated with neat bushes and small oak trees. New traditional homes built in the 2000s and 2010s usually feature brick or stone exteriors and wide driveways with two-car garages. These can cost between $325,000 and $425,000, with waterfront properties making up the higher end of the range. The Enchanted Bay subdivision sits in the northern part of the neighborhood, with modern houses boasting Craftsman influences built between the 2010s and the 2020s. Prices typically fall between $250,000 and $325,000. Monthly homeowners association fees are about $30. Most other homes are mid-20th century ranch styles that can range from $175,000 to $250,000.

Even the most expensive properties trend lower than the rest of the Dallas-Fort Worth area. “You almost can’t beat the prices,” Quimby says. “The reason why is, for the ones that I’ve sold in the gated communities, that there haven’t been a lot that have sold yet. So, the prices are a lot lower. As more start to sell, the prices are going to be a lot higher.” The Federal Emergency Management Agency designates parts of Sun Valley as a Special Flood Hazard Area. While flood insurance is recommended for all homeowners in that zone, it is required for anyone with a federally backed mortgage.

Transportation

With three major roads, Interstate 820, Interstate 20 and U.S. Route 287, meeting in the southern part of the neighborhood, it is no surprise that it is car-dependent. “It’s a good location,” Quimby says. “Right now, it’s a little sticky because they’re working on the roads. They’re working on 20; they’re working on all of them.” The Southeast Connector Project is widening both interstates, improving interchanges on all three highways and adding collector-distributor roads to reduce congestion on U.S.-287. While most construction should be done by 2027, the I-820 North segment will finish in 2028. Until then, drivers should be prepared for lane closures and detours, which are updated on the project’s website. Most people fly out of Dallas-Fort Worth International Airport, about 22 miles away. The closest emergency room is at John Peter Smith Hospital, about an 8-mile drive.

Winningest basketball coach at Dunbar High

The Fort Worth Independent School District serves the community. Sunrise-McMillan Elementary School receives a C-minus from Niche. Both Jacquet Middle School and Dunbar High School score a C. From 1973 to 2006, the high school’s basketball team was led by Robert Hughes, a Naismith Memorial Hall-of-Famer and the winningest coach in boys’ high school basketball history. By the time he retired, he had 1,333 wins under his belt.

Anglers spend their days on Lake Arlington

Lake Arlington is one of the main ways folks get outside, whether kayaking, sailing or boating. However, there is another reason people get on the water. “Lake Arlington is a really good fishing lake, so if you like to bass fish – which most people do around here – that’s a good area,” Quimby says. Many of the homes in Waterview at Enchanted Bay have private docks, and there are public boat ramps at Richard Simpson Park, Bowman Springs and Eugene McCray Park. Another popular destination for anglers is the nearby Sheri Capehart Nature Preserve, which has three ponds, one with a pier. Both hikers and bird watchers take advantage of about 2 miles of trails. At Marti Van Ravenswaay Park, kids can run around open fields and the playground while their parents take a walk.

Restaurants a short drive from Sun Valley

Locals only have to travel a couple of miles for a bite to eat. The family-owned Off the Bone BBQ specializes in smoked meats, while Mac’s Bar & Grill serves seafood, steak and seasonal specials. Even with these restaurants nearby, Quimby says residents are willing to drive a little farther for a fun night out. “They’re heading south to the Burleson area to eat because there’s just so much there – food and entertainment,” she says. It’s about a 15-mile drive into the city, where folks can grab a drink at Old Texas Brewing Company and enjoy live music at Station 330. The nearest grocery store is the Arlington Kroger, about a 4-mile drive. The Parks Mall at Arlington is about 8 miles away, with major retailers such as Macy’s and Barnes & Noble. Friends can also meet at the mall for a movie at AMC or ice skating at ICE at The Parks. Target and Home Depot are near the mall, and Walmart is only about 3 miles outside Sun Valley.
