Rows of railroad tracks cut through the Uptown Fort Worth neighborhood and illustrate its changing identity. Areas between the tracks encompass the past, with historic and traditional-style homes built in the mid-1900s and undeveloped land, while the region to the west of the tracks showcases the future, with contemporary apartment complexes, condos and commercial buildings along the West Fork Trinity River. "In terms of development, Fort Worth has changed exponentially in recent years," says Jake White, a Realtor with League Real Estate who has lived in the Fort Worth area for over 25 years. "The uptown neighborhood in particular has a lot of history, with property owners who have lived there for generations and commercial properties in old, Colonial-style houses." The evolving neighborhood is positioned conveniently near the epicenter of Fort Worth and just off Interstate 35 West.

Older, historic homes and upscale condos near the river
The downside of the neighborhood development is that established homeowners aren't looking to leave, and attractive new listings are scarce. "There are very few transactions in the area because not much goes on the market," White says. House prices range from around $195,000 for a cottage or craftsman-style home near the interstate to about $440,000 for a new construction contemporary-style house with an attached garage. Victorian and Colonial-style constructions are also common in the area. Upscale two- and three-bedroom condos along Samuels Avenue typically cost between $600,000 and $750,000. More than half of the neighborhood residents are renters, with nearly 39% of the area's square footage being apartments, while homes and condos make up less than 5%.

Transforming Panther Island into a waterfront district
Fort Worth's latest plans for the long-discussed Panther Island Project involve turning the Panther Island music venue and pavilion into a mixed-use waterfront district, focusing on flood control and economic development. The investment plan is expected to exceed one billion dollars, making Panther Island a destination with hotels, apartments and office spaces. The Panther Island Project was first introduced in 2003, and there is still no timeline for its development. Be advised that the Tarrant County Jail is in the northern end of the neighborhood, along Cold Springs Road.

Trinity Metro Bus operates daily bus routes along Samuels Avenue, going south into downtown Fort Worth and as far north as Fort Worth Meacham International Airport. Wide sidewalks make walking the neighborhood simple, while bicyclists won't find many bike lanes. Some streets can feel narrow for drivers because of the street parking. Flyers head north for about five miles to find Fort Worth Meacham International Airport or 20 miles to the east to DFW International Airport.

First district wrestling championship at Carter-Riverside
Uptown Fort Worth schools are part of the Fort Worth Independent School District, the second-largest school district in the Metroplex. Charles Nash Elementary receives a C rating from Niche. Charles Nash Elementary offers summer programs and events for students, including meet-the-teacher nights in August and basketball camp in June. Riverside Middle School earns a C-minus and provides college and career readiness resources to help students explore their options. Teenagers may attend Carter-Riverside High School, a C-plus-rated institution that is one of only seven schools in the district with a wrestling program.
