Located about 15 miles north of Fort Worth, the Watersbend neighborhood is a master-planned community in the flatlands of Tarrant County. The northern part of the county was once mostly rural and is now turning into a hotbed for real estate in the Dallas-Fort Worth Metroplex. "It used to be on the outskirts of town with lots of ranchers and farmers, and developers eventually made their way out there," says local Realtor Joe McCalip of The Property Shop, who has sold over 100 homes in the Fort Worth region. "It wasn't as rural as 30 years ago, but the town was inching closer and closer 10, 15 years ago." The neighborhood attracts homebuyers with proximity to highly rated schools and newer homes, with many built as recently as 2023.

Ranch-styles and traditional brick homes
Watersbend houses come in various shapes and sizes, including ranch-style and traditional brick architecture homes, with many built within the last two decades. "It's a bunch of newer developments that started developing about 12 years ago and still is developing today," McCalip says. "It's continuing to get bigger in the rapidly growing area of the Northwest district." Single-story houses usually cost between $300,000 and $400,000, while larger properties over 3,000 square feet typically range between $400,000 and $600,000. Houses sit snuggly next to their neighbors, and most backyards have wood fences around them.

High marks for Watersbend schools
Watersbend children are part of the Northwest Independent School District. Sonny & Allegra Nance Elementary School has a student-teacher ratio of 13-to-1. Leo Adams Middle School also offers extracurricular activities for students, including student government, arts, hobbies and educational clubs. V.R. Eaton High School opened its doors in 2015 and won the baseball state championship in 2018. All three schools receive an A-minus grade from Niche.

Watersbend and surrounding neighborhoods have several parks and outdoor recreation opportunities. Nearby Northwest Community Park offers 246 acres of outdoor space, walking trails and four baseball fields. The park sits next to Loughridge Lake, a fishing spot known for largemouth bass and bluegills. Locals appreciate the Berkshire pool and amenities center, which has a pool and a modest playground. Bronzewood Park is a community with basketball courts, a playground and vast green space.

The neighborhood is a few miles from commercial areas with various restaurants and retail options along Interstate 35 and Saginaw Boulevard. Lupe Tortilla is a regional Tex-Mex chain known for its homemade tortillas and margaritas. Kyushu Hibachi Steakhouse and Sushi has sushi, sashimi and other Japanese Fare. Interstate 35 leads into Downtown Fort Worth
With limited public transportation, Watersbend residents need a car to get around the area. Major roadways like Highway 287 and Interstate 35 connect the neighborhood with the rest of the Metroplex. The commute to Fort Worth is about 15 miles south along the interstate. "The drivability to downtown is a 20-minute drive," McCalip says. "It's an easy commute if you're working further in the city, which is another big plus." Medical City Alliance is the nearest hospital, about 6 miles away. DFW International Airport is about 26 miles away.
Watersbend is mostly a suburb but does still have large green areas.
