A master-planned community with ample amenities

Woodland Springs is a 1,300-acre master-planned community with a hands-on HOA and a dynamic list of amenities. The on-site homeowners association maintains community amenities, from pools and sports facilities to fishing ponds and a renovated amenity center. "Woodland Springs is a world of its own," says Realtor Ryan Wilson of Compass RE Texas. Wilson has sold homes across the region for nearly a decade. "The HOA allows you to access dedicated parks, pools and walking trails." The HOA also connects community members through small events, like murder mystery nights, community garage sales and holiday celebrations. However, while the amenities intrigue potential buyers, the draw is in the community's zoning for top-rated Keller Independent Schools. "People move to this area for the schools. That's a big thing here," Wilson says. "So, there's a lot of families. You'll see people walking the streets and kids on their bikes."

21st century brick villas and mini mansions

Over 4,500 houses have been built across Woodland Springs since development began in 2000. The neighborhood comprises several smaller housing communities that feature various styles. The Sugar Groves subdivision has new traditional, single-story villas, while Hillside and Forest Hill feature contemporary colonials and mini mansions. Many villas offer about 1,500 square feet, while the mini mansions can feature upwards of 5,000. Most residents have finely manicured front yards typically adorned with mature trees and small mulch gardens. Houses usually cost between $300,000 and $700,000. "Housing prices are lower in this area," Wilson says. "So, they sell pretty quickly." Sidewalks line most streets and connect residents with other subdivisions, parks, pools and playgrounds.
