Longtime farmers and New York transplants call Franklin home
One way or another, Franklin Township’s rural character draws in residents. People who live there are either moving in from bigger cities like New York in search of less traffic and more space, or they’re the latest generation of a family that has farmed the township’s Central New Jersey soil for 100-plus years, says local Realtor Mary Malone. “It’s the family that’s never moved since the township was conceived and the outflux of urban buyers.” The team lead of The Luxe Service Group at Coldwell Banker Realty, Malone lives in Hunterdon County, where Franklin is located.
Homes often come with a lot of land
The sparsely populated landscape provides room for big properties; the median lot size is about 6 acres, though some are as big as 50 acres. That means houses can be expansive, too, and the average square footage of 3,600 is much larger than the national figure. Large new traditional and cabin-style homes sit out in the country, with more modestly sized Colonial Revival homes clustered together in the center of the township. Prices typically range from $400,000 to $750,000, but large homes can cost between $800,000 and $1.8 million. Some houses near the township’s many creeks and streams sit in flood zones, so lenders may require certain buyers to have flood insurance.

Getting food from family farms, supermarkets and local restaurants
A shopping center on the north end of Franklin houses Walmart, ShopRite, T.J. Maxx and St. Luke’s Care Now, an urgent-care center. Those who don’t live on the north side are closer to Flemington, a borough with a ShopRite and big-box stores including The Home Depot and Kohl’s. However, the south side is near a cluster of restaurants that includes Marinelli’s Pizza and Italian Restaurant. Family-owned farms still operate across Franklin, selling fresh produce from roadside stands and opening seasonally for those who want to pick their own apples and berries. These farms also host occasional community events, such as the Annual Franklin Township Recreation Fishing Derby, a springtime contest between local kids.

Franklin Township School has a campus for kindergarteners through eighth graders, and Niche scores it a B-plus. Older students can attend A-rated North Hunterdon High School in neighboring Clinton Township. High schoolers can take some of the nearly 30 Advanced Placement courses North Hunterdon offers.
North Hunterdon High School is a highly rated public school with a 10:1 student-teacher ratio.

Access to Interstate 78 on the north side
People typically get around by car, using county highways like Pittstown Road. An on-ramp leads from the north end of Franklin to Interstate 78. It’s a straight shot on the interstate to Newark and on to New York City, a drive many residents make, even though it takes between an hour and an hour and a half. “It’s an easy commute, but it’s long sometimes,” Malone says.
