Well-manicured lawns and tree-lined sidewalks create a peaceful suburban atmosphere, where there are various homes built between the 1990s and early 2000s. Contemporary Cape Cods and Craftsman-style houses are among the most common, offering around 2,000 to 4,500 square feet of living space. Most are located right next to each other on quarter-acre lots ranging from $550,000 to $700,000. Those who want more breathing room can find larger 3,000 to 6,000-square-foot houses on one-acre yards with a backdrop of trees for around $750,000 to $1 million. Some developments feature three-to-four story Colonial Revival townhouses with attached garages, modern amenities and less yard work, selling for around $415,000 to $450,000.
“You’re right near the hub of all the shopping and dining,” says Michael Straley, Realtor (Market Maker) with eXp Realty who has lived in Fredericksburg for more than 20 years, “There’s Basilico right there, which is a nice family-owned business that’s been part of the community for a long time.”
Basilico, located on Cowan Boulevard in a small shopping center, is a longtime local favorite for New York and Italian cravings like brick-oven pizza, stacked corned beef brisket and its famous homemade gelato. The boulevard leads to Jefferson Davis Highway on the east side of the neighborhood, with dozens of more restaurants to choose from, like Allman’s Bar-B-Que, which has been serving locals since 1954. The shop may be small, but the large portions of pulled pork and other barbecue favorites are enough to leave with a full stomach. The restaurant is right by the Eagle Village shopping center, which features a GIANT grocery store, Salvation Army thrift store, Play It Again Sports and Planet Fitness.
The Rappahannock Canal Path is a 1.8-mile journey along the trickling canal on a paved pathway used for walking, jogging and biking. Those looking for a slightly more rugged experience can take the unpaved Smith Run Trail through the woods.
Neighborhood kids attend Fredericksburg City Public Schools. The district rates a C on Niche and offers limited school choice through open enrollment within the district and magnet-style programs. Out-of-district transfers require approval. Placement is generally based on space available and district policy, not a lottery system. Kids can start school at Hugh Mercer Elementary, which is unrated on Niche as of late 2025; then head to C-minus-rated Walker-Grant Middle School and C-plus-rated James Monroe High School. The high school is ranked the 21st-most diverse high school in Virginia. For those who want to stay close to home after graduation, The University of Mary Washington is located just a mile away from the neighborhood.
Interstate 95 runs along the neighborhood’s west side and U.S. Route 1 near the east side. Both roadways connect to nearby communities. Mary Washington Healthcare, a medical facility in the neighborhood with three emergency departments, is also on the neighborhood’s east side. Fredericksburg Regional Transit buses run along Cowan Boulevard, the community’s main thoroughfare.
