Residents of England Run are minutes away from the retail center Southern Gateway and can choose to visit several Rappahannock River beaches, boat launches and trails in Falmouth. England Run's diverse range of single-family homes, townhouses and an age-restricted active-adult community called Falls Run make the area inclusive of residents seeking different living arrangements. Folks can settle in England Run to be an hour from D.C., or an hour from Richmond, with a lower price-per-square foot and similar home options that both cities have.

Home values in England Run range from $350,000 to $625,000, varying by lot size and square footage. There are relatively new colonial, Craftsman and New Traditional-style single-family homes. At the same time, the Falls Run 55+ community to the east has over 700 properties, primarily two-bedroom villas and condo options that tend to run around the mid $300,000s. Outside the Falls Run community, homes with more bedrooms ask for higher prices; expect starting prices in the mid-to upper-$400,000s for a four-bedroom, two-and-a-half-bath home with a garage. Subdivisions here primarily began to spring up from the '90s through the early 2000s. "Many times, people come from Northern Virginia and sometimes from the West Coast. The first draw is our pricing. It is much more reasonable than further up I-95," says Pat McCord, Realtor and Certified Senior Housing Specialist for Long & Foster, "you get the most value for your price." As buyers search the suburbs closer to D.C. or Richmond, the price per-square-foot tends to rise, so in England Run, there is similar square footage for homes, while being priced lower than Interstate 95 communities like Dumfries or Springfield.

England Run is mainly residential, but Central Rappahannock Regional Library is within walking distance from many homes and even the middle school. The library offers programs for all ages, like the 1,000 Books Before Kindergarten challenge, conversation groups in English, Spanish and French, and of course, book discussion groups. There are also houses of worship like Beth Sholom Temple, which welcomes all people to their services. Different subdivisions or apartment complexes may offer amenities of their own. Falls Run provides its residents with social activities and the usual neighborhood events. "Canasta, bridge, tai chi — you name it, we've got it," McCord says. "This is really a nice place to live. You can be as busy as you want to be or not. The nice thing is you don't have to plan anything — you just show up."

Southern Gateway and Downtown Fredericksburg for shopping
Other businesses are just minutes away on Route 17. "One of the things that stands out to me is that it's near Southern Gateway - a neat shopping center in Southern Stafford. There's a Target nearby, a nice hibachi place called Quickway, and the Riverside Dinner Theater nearby," says Andres Fontan, a lifelong Fredericksburg native and multimedia artist. Big-box retailers like Walmart and Target anchor Southern Gateway, and there's a Giant for groceries. For dining options, there are well-known chains and fast-casual spots like Quickway, serving takeout hibachi. There are also mom-and-pop businesses like the highly rated Saithong Para Thai, which offers authentic Thai dishes like Saithong Chicken, which is stir-fried in garlic and peanut sauce and served with broccoli and rice. Riverside Center for the Performing Arts, or Riverside Dinner Theater, is beyond Southern Gateway next to I-95. Folks can have a multi-course meal while watching live plays, an authentic "dinner-and-a-show" experience. Other conveniences include a post office, barber shop, nail salon and bank. There's also Downtown Fredericksburg just a couple miles south for dining along Caroline Street, like Benny Vitali's for massive pizza slices or Billiken's Smokehouse for barbecue.

Residents skip rocks on the Rappahannock River
Chichester Park is the nearest place where kids can toss a ball or play on the inclusive playground. There's also a picnic pavilion and barbecue grills for a summer cookout. "Falmouth has Ferry Farm, which was George Washington's boyhood farm, and has some nice restaurants and historic places to tour and see," says Fontan, "Falmouth also has a little river beach that connects to the Rappahannock." Falmouth Beach is a riverbank park where locals like to set up chairs and sunbathe, wade in the churning Rappahannock River or travel downstream in a canoe. Ferry Farm is farther south on the riverbank and is a historic site where George Washington spent his childhood years; folks can take history tours on the grounds. St. Clair Brooks Park has a skatepark, and John Lee Pratt Memorial Park has tennis and pickleball courts and an 18-hole disc golf course.

T. Benton Gayle Middle School is within England Run
Though the neighborhood is a mile from Fredericksburg, it is still part of Stafford County and thus students attend Stafford County Public Schools. They may attend Hartwood Elementary School and T. Benton Gayle Middle School, which both have B-ratings on Niche. The middle school is centrally located in the neighborhood and is walkable to many homes. Students can then go to Colonial Forge High School, which Niche gives an A-rating and ranks as the No. 1 Best Public High School in Stafford County. The high school has also been awarded a Common Sense School badge for its dedication to helping students think critically and use technology responsibly. Alternative Paths Training School is located in the neighborhood, as well; it's a special education school for students with autism and other developmental disabilities.
I-95 & Highway 17 to the east and west
Residents of England Run are car-dependent and have close access to Warrenton Road and I-95. Commutes to D.C. to the north and Richmond to the south are about 55 miles, a little over an hour each way. The Leeland Road Virginia Railway Express station is about 5 miles east of England Run for rail access to areas like Manassas, Quantico, Arlington or Bristow.
