And you’ve also got the river and trails.”

Affordable Colonials and renovated homes in a walkable neighborhood
A walkable community, Fall Hill is marked by a variety of orderly homes of various shapes and sizes. “You’ve got the whole gamut. Every neighborhood has mainly single-family homes on big and small yards. Some are very nicely renovated,” Best says. “There’s not a lot of new construction in this part of Fall Hill.” Many two-story Colonials can be found throughout the community. But there also are occasional larger homes that harken back to the area’s historic past. “We’re in Fredericksburg. There are some big older houses in the back that you can’t see from the street,” Best says. Competitively priced, Fall Hill has offerings that would appeal to the budget-conscious homebuyer. The median single-family home sells for around $225,000. “My client sold his property, which was an older home, for $300,000. There’s hardly anything in our surrounding area for less than that. It allowed a first-time home buyer to live in Fall Hill,” Best says. By contrast, town houses trend higher as they are fewer in number and can command more. “There are not very many town houses. The average price is $350,000 to $400,000 for town houses.”

If you love trails, Fall Hill offers more than a few ways to occupy your time on a clear day. The Embrey Dam Trail, running along the Rappahannock River, is part of a several-miles-long trail system with opportunities for running, biking, hiking and even fishing. The trail tracks the path of a 19th-century lock and dam system reaching from Fredericksburg upstream to Waterloo. The Embery Trail connects to the Quarry Trail, an additional path that loops back toward downtown. If you’re planning to contain your outdoor experience to not as much space, Snowden Park has a baseball diamond, a couple of basketball courts and a playground for the kiddos. During baseball season, Fall Hill is a great place to be if you’re a fan. You can catch tomorrow’s baseball heroes at Virginia Credit Union Stadium, home to the Fredericksburg Nationals, the Washington Nationals’ Single-A affiliate. The stadium has year-round events and lets patrons schedule events of their own there as well. On the topic of events, the stadium is down the street from the Fredericksburg Convention Center. So, living in Fall Hill puts you within reach of all the town’s big happenings.

Retail, dining and fast I-95 access bring daily convenience
You’re also in line sight of a bounty of retail, grocery shopping and dining spots, from the usual national restaurant chains to more regional choices like Basilico New York Deli, a combination of Italian, New York delicatessen and bakery. “Wegmans, so many strip malls, everything is right there,” Best says. “You’re in the heart of downtown Fredericksburg where everything is.” And right there at the entrance of I-95, you’re just an hour’s drive from the nation’s capital 60 miles north and about the same time and distance from Richmond if you head south. Literally, Fall Hill places you in the middle of it all.
