In Hartwood, you can live in the heart of Virginian woodlands. Towering trees shade a land that housed the Potomac tribe, British settlers and Civil War headquarters. Now the historically rich community weaves together a tapestry of pastoral farmland, forested wilderness and cul-de-sacs of new construction for a blend of the rural and emerging suburban.
South of the nation’s capital, Hartwood radiates a quiet atmosphere down long, winding roads of countryside scenery. Along the main thoroughfare of Hartwood Road, you can spot horses in gated pastures, barns, and multiple-acre lots displaying bungalows, which sell for around $362,000. For a more secluded feel, you can purchase homes shrouded by a thicket of trees. These include ranch-style houses that can go for $361,100 and cottages for around $192,000. In the new construction cul-de-sacs of mowed lawns and trimmed shrubs, purchase a contemporary five-bedroom house for about $705,000. These newer homes display Hartwood’s growth, a topic of debate for the community. “There are a lot of older generations frustrated by the development and corporate chains moving in,” says Jessica Moire with EXP Realty, LLC, who has experience selling and living in the area for eight years. “A newer person’s goal is to have time with kids and enjoy the outdoors on acreage, which they can do in Hartwood.”
Students in Hartwood go to the Stafford County Public School District, which earns a B-plus grade according to Niche and has a student-teacher ratio of 17-to-1. “The school district is a draw for the most part for that area. There’s a new high school being built that people are excited about,” Moir says. Schools include Hartwood Elementary School, T. Benton Gayle Middle School and Stafford Senior High School, all earning B grades on Niche. The high school offers specialized academics in the Business and Marketing Department, plus a Career and Technology Education (CTE) Department.
To spend time in the fresh air of rural Virginia, visit a couple of the community’s outdoor recreation spots. At versatile Curtis Park, take a swim at the public pool, play disc golf on the course or hike on woodsy trails. A unique is a skatepark where rollerbladers and skateboarders can practice tricks. You can also go fishing, kayaking or canoeing at Lake Curtis. For a semi-public golf course, go next door to Gauntlet Golf Club, for tee time on rolling greens and well-maintained fairways.
You can access a retail hub at the community’s convenient strip mall. Head to Lidl to stock up on groceries or the Walmart Supercenter to pick up prescriptions at the pharmacy along with food. For easy meals out, the mall also offers a couple of fast-food restaurants: a Subway and a McDonald’s.
A hallmark of the community, visit the historical Hartwood House, a building used to host weddings and special events. An Irish immigrant built the Federal-style structure in the 1800s, then the house became part of a plantation. The house was also used as a headquarters for Union and Confederate forces during the Civil War.
About 52 miles from Washington D.C., residents of Hartwood can commute to the nation’s capital via Interstate 95 North. For weekend adventures, visit the capital’s Smithsonian museums and monuments. In Hartwood, enjoy a historical and rural bedroom community with new construction gathered in cul-de-sacs and more established homes on acres of rural land.
