Stafford Lakes Village is a quiet residential community of about 25,000 people located in the southern half of Stafford County, Virginia. It sits alongside Lake Mooney which provides a rural and somewhat undeveloped backdrop for much of the neighborhood. Quiet streets with sidewalks, cul-de-sacs, well-trimmed yards and large hardwood trees welcome homeseekers looking for a manageable commute to Fredericksburg, Northern Virginia and Washington D.C. Residents here take full advantage of living within walking distance of a 520-acre reservoir, and it shows. Visitors will see homes with boats, canoes or kayaks at the ready for the weekend. Visitors will also see new construction, as the community of Stafford Lakes Village is still growing.

The beauty of Stafford Lake Village is two-fold, according to Pamela Green, Real Estate Agent for more than 15 years with eXp Realty, “Our location is ideal for military personnel who work at Fort Belvoir. It’s just about 30 miles north up I-95, which is not a bad commute at all. But prices are also a big draw. When buyers can find high-quality, mid-sized homes for under $700,000, they’re getting a good deal for this area.” A majority of homes are traditional looking, with Colonial Revival and New Traditional styles leading the way. Homes were built mostly after 2000, but buyers can find a few older homes as well. New Traditional homes with about 3,000 square feet have recently sold for between $580,000 to $650,000. Buyers can find Colonial Revival homes with five bedrooms for about $500,000.

Kids can attend Stafford County Public Schools, which has an overall grade of B-plus from Niche. Rocky Run Elementary offers pre-kindergarten through fifth grade. It has an overall B-grade from Niche. T. Benton Gayle Middle is ranked the second-best public middle school in the county and has a B-grade from Niche. Colonial Forge High is ranked the No. 1 best public high school in the county with an A-grade from Niche. It is notable for high math and reading proficiency scores and for offering extensive AP courses and a gifted program. It also has a strong athletic program offering a wide variety of sports including football, golf, cross country, volleyball and basketball. Holy Cross Academy, a private Catholic school, is also located right inside the neighborhood. It offers kindergarten through eighth grades and has been part of the community since 1998. Lake Mooney, is a 520-acre reservoir at the southwest edge of Stafford Lakes Village. It is fed by the Rappahannock River and offers 33 miles of shoreline and abundant fishing opportunities. It is regularly stocked with largemouth bass, channel catfish, sunfish, bluegill and black crappie. Lake Mooney Park has a boat ramp, a canoe launch and 3-miles of hiking trails. Fitness 1440 will help keep members on track to meet their fitness goals. They are open 24/7 and offer personal training, group exercise and group training sessions.

Jersey Mike's Subs is nearby on Highway 17 and makes it easy to pick up a quick lunch or dinner. The Log Cabin Restaurant is clearly doing things right as they have been around for 81 years. Even though it’s an 8-mile drive into Stafford to enjoy their fresh seafood and steaks, it will be worth the trip. Try their steamed mussels appetizer or the Maine lobster tails.
Check grocery shopping off the list with Walmart and Lidl right in the neighborhood. While shoppers will have to go into Falmouth or Fredericksburg to find most retailers or local boutiques, a few are notable nearby. Pottery Barn Outlet is located 8 miles south off I-95 near Bragg Road. Downtown Fredericksburg is just a 6-mile drive southeast along Route 17, which turns into Princess Anne Street as you enter the historic area. A popular destination, visitors will find plenty of shopping, dining and historic spots to explore.

Competitively priced homes and proximity to Fort Belvoir and D.C. are definite advantages. But as realtor Green concludes, “Another thing that people really like about Stafford Lakes Village is the peace of living outside the big city. It’s quiet here, but it’s also not too far.”
