Tucked into the foothills of the Great Smoky Mountains is the small town of Friendsville, a quaint farming and lakeside community in rural Blount County. Fort Loudon Lake in the neighborhood’s northern portion is a reservoir that branches off the Little Tennessee River; residents here can find a number of scenic waterfront properties along the lake, many of which include private docks and boat launches. In addition to its natural beauty and landscapes, Friendsville also has a history stretching back to the late 19th century, when it was settled by Quakers from North Carolina. During the Civil War, the town became a stop on the Underground Railroad, and locals used a cave near the still-standing Friendsville meetinghouse to stock provisions. Today, this neighborhood brings its residents a quiet, peaceful lifestyle in the Tennessee countryside. “A lot of people from Knoxville are moving to the area… There’s a slower pace here. It’s a big county, there’s lots of open land,” says Realtor Dwight Price, who has been selling homes in the Knoxville area for more than 20 years and owns Dwight Price Realty Group.

Historic Craftsman homes and new Contemporary styles
Homes in this neighborhood reflect a variety of architectural styles and property features: inland, locals can find a range of farmhouse residences that sit on large plots of farmland. Along the Fort Loudon lakefront are homes ranging from Mediterranean-style properties to New Traditional residences, many of which cost upwards of $1.5 million. Craftsman-style bungalows and Cape Cod cottages are common home styles that can be found centered in and around the neighborhood town center; a handful of these properties sit on century-old foundations and are considered part of historic Friendsville. At the same time, population growth has prompted the construction of many newer, contemporary homes in the area. The median price of a house here is just over $400,000, but residents can find inland properties priced anywhere from $225,000 to $550,000.

Students in this neighborhood are served by the Blount County School District, which receives an overall B rating from Niche. “You see a lot of families moving to this area for the good schools,” Price says. Primary school students can attend either Friendsville Elementary or Union Grove Elementary School, which are rated B and B-plus, respectively. For an intermediate education, Union Grove Middle School is a B-rated institution that feeds into B-minus-rated William Blount High School, which is located in the nearby city of Maryville.
Union Grove Middle School serves students in grades 6th through 8th.
William Blount High School received an overall grade of B- from Niche.

New Generation Park open near City of Friendsville Community Center
The Friendsville New Generation Park recently opened near the City of Friendsville Community Center and includes a fully-equipped playground and several park benches and picnic tables. Along Fort Loudon Lake, residents can head to the picturesque Whispering Cove, a marina that cuts inland and features a number of boat sheds, docks and piers. North of the marina is the Marblegate Farm, which offers stunning waterfront views and an event venue space that’s often reserved for wedding celebrations. Butler Farm, another venue that’s typically used for weddings and other celebratory events, is situated just south of the neighborhood and emphasizes a more rural setting with rustic building styles and details.

Local coffee shop built into converted historic bank
Friendsville residents can find a coffee shop and barbecue joint located directly across from each other on West College Avenue. Seasonal events organized by the City of Friendsville
The city of Friendsville hosts a number of local events for the community to participate in: on Halloween Night, residents go Trunk n’ Treating in Downtown Friendsville as part of the town’s Boo In the City event. During the holiday season, the city puts on its annual Santa Comes to Town celebration, which hosts a number of local vendors and features a festive Christmas Parade. Lastly, the yearly Friendsville Homecoming brings the community together through games, live music and food.
Highway 321 towards Maryville and Lenoir City
Commuters in this neighborhood can take Highway 321, also known as Lamar Alexander Parkway, to drive 10 miles into Maryville or approximately 10 miles into Lenoir City. McGhee Tyson Airport, owned by the Metropolitan Knoxville Airport Authority, is an 11-mile drive away and offers flights operated by a number of airlines, including Delta, United and American Airlines.
