“Sunmeadow offers affordability with lower priced homes,” says Sweeney. “There’s also low HOA fees and low taxes for the area.” The neighborhood’s median home price runs 37% lower than the city’s median home price. Sunmeadow’s single-family homes range from $250,000 to $550,000 and vary by square footage and age. Buyers can find ramblers, bilevels and Colonial Revivals from the 1970s and ‘80s, though new construction Traditional-style homes and custom builds from the last decade are also on the market. Most homes are lined neatly along the looping Castle Harbour Road, which creates the neighborhood’s distinctive shape. The community has consistent sidewalks on most streets, and shade trees decorate most front lawns.

Friendswood Independent School District serves Sunmeadow for education and is ranked as the No. 1 best school district in Galveston County by Niche. Students can attend Windsong Elementary, Friendswood Junior High and Friendswood High School, which all receive A-ratings from Niche. Playgrounds, a driving range and a fishing lake within a couple miles

Locals can visit the playground at Friendswood Trails Park just a block south of home. A little further south is Friendswood Sports Park, which hosts softball and lacrosse fields and the Championship Golf Center, a driving range with a batting cage. There’s also the nearby Lake Friendswood Park, a 33-acre pond with two fishing docks, a boat launch and a picnic pavilion. The lake is stocked four times a year by Texas Parks and Wildlife, so anglers can catch channel catfish, rainbow trout and largemouth bass here.

Neighborhood eats along Parkwood Avenue

Friends Pub and Moreno’s Mexican Bar & Grill are just off Parkwood Avenue to the east of Sunmeadow. Friends Pub is a neighborhood hangout where folks can play billiards or watch sports while sipping draft beers with some pub grub. Moreno’s is a local chain offering Tex-Mex breakfast, lunch and dinner, with weekday happy hour deals. A mile north up Parkwood Avenue is an H-E-B for groceries.

Convenient to major Houston employers from home

Commuters can head 12 miles east to reach the NASA Johnson Space Center, which employs around 12,000 contractors and civil servants. A 28-mile north along Interstate 45 leads to Downtown Houston in around 45 minutes, depending on traffic. For domestic and international flights, William P. Hobby Airport is a 17-mile drive north of home. Due to the lack of public transit options around Friendswood, locals are car-dependent.
