Fields is a master-planned community next to PGA Frisco

Entering Frisco ’s Fields community, you might notice a few things: luxury new construction mansions, students walking to a shiny new Frisco Independent School District high school or the enormous Professional Golfers’ Association of America Frisco headquarters. Set around PGA golf courses, the neighborhood is designed for residents to enjoy over-the-top amenities, events and access to new entertainment centers popping up in the northern Dallas suburbs. In Fields, it’s easy to take a golf cart to the upcoming Fields West shopping center, walk onto PGA championship golf courses or drive down commuter highways into Downtown Dallas.

Different villages with new construction homes

Space for more than 5,000 single-family homes and 2,000 multifamily units are split among different villages in Fields, neighborhoods that offer different housing styles, price points and amenities. “I live in Brookside, they're coming up with townhouses on the east side of the tollway, Fields Preserve is gated with crazy custom mansions; there are so many phases,” says Minkyung Chang, a broker with EXP Real Estate who specializes in the north Dallas suburbs. Buyers can look for New Traditional homes built in the 2020s or create new custom houses on vacant lots with builders like Endurance Homes and Alford Homes. Detached single-family homes can sell from the mid-$600,000s to about $4 million, but most sell from $1 million to $2 million. Townhouses can sell between the upper $400,000s and the lower $700,000s. Monthly HOA fees can vary from around $200 to nearly $1,000 depending on the subdivision, and go toward maintaining the many amenities, common spaces and community hubs in Fields.

Fields has a median single-family home price of about $1.3 million. That’s higher than neighboring areas like Windsong Ranch, Northwest Frisco, East Frisco and the Rail District.

An amenity-rich neighborhood next to two golf courses

Ways to get active and enjoy the outdoors are woven into the villages of Fields. Paved pathways connect the community’s private parks, fitness centers and athletic facilities to Frisco’s public parks and the many golf amenities at PGA Frisco. Locals use:

  • 25 miles of hiking and biking trails
  • Brookside Club, a massive amenity center with sports courts, fitness centers and an outdoor pool
  • Many village parks with playgrounds and other kid-friendly equipment
  • Two 18-hole golf courses, Fields Ranch West and Fields Ranch East

Attending highly rated Frisco and Prosper schools

Most of Fields is served by the highly rated Frisco Independent School District. “My kids are going to be zoned for Panther Creek High School. It’s a fairly new school with great programs,” Chang says. “It’s very well known for golf. The kids practice on the PGA golf course.” Some eastern sections of the community are part of the Prosper Independent School District, which also has high ratings. Families can apply for financial support if they choose to send kids to out-of-district, charter and private schools through the Texas Education Freedom Accounts program.

Commuting around the northern suburbs and into Dallas

While you might walk, bike or drive a golf cart around the villages in Fields, commuters rely on cars to get around the DFW. Central Frisco is about 5 miles away, McKinney is around 15 miles away and Plano is just over 20 miles from home. It’s a more than 30-mile drive to Dallas, which can take from 30 minutes to over an hour depending on traffic on the Dallas North Tollway.

Fields West development and nearby shopping hubs

Still in development, Fields West is designed to be a hub for this “15-minute city,” a mixed-use area full of office space, restaurants and luxury retailers like Bloomie's, the smaller-format store for Bloomingdale's. Before these businesses open their doors, residents can drive less than 5 miles to big-box and grocery stores like H-E-B, Walmart and Costco. Fast food and sit-down restaurants fill those shopping centers, but you can also go out to eat at the Omni PGA Resort’s restaurants.

Big community events and nearby entertainment centers

Fields has an events director who plans all kinds of community activities and announces them through the community’s app. “At Easter, it’s a crazy one, we have a helicopter drop Easter eggs down on the main lawn in front of the amenity center,” Chang says. “But we do everything, there’s beer, wine, whiskey and tequila tastings, yoga classes, Santa and Mrs. Claus photoshoots; you name it, we’ve done it.” You might watch different PGA of America Championship tournaments from your backyard. Universal Kids Resort is creating a theme park geared towards younger kids near the Dallas North Tollway.
