Sitting on the western edge of Frisco, Phillips Creek Ranch is a master-planned community outside the rapidly growing commercial and business districts downtown. The neighborhood features various subdivisions with custom homes sitting close to their neighbors in cul-de-sacs. Frisco is one of the fastest-growing cities in the country, and Phillips Creek Ranch’s location has made it a popular destination for those moving to the city. “Phillips Creek Ranch was more affordable for young families when they started building it,” says Kelley Liu, a broker associate with ERA Empower who lived in Frisco for over 15 years. “It’s a master-planned community with all the bells and whistles and prices still more affordable, compared to other Frisco neighborhoods.”

The CAP Index Crime score for the neighborhood is 2 out of 10, compared to the national average of 4.

Custom homes and HOA amenities

The master-planned community is split into several housing subdivisions, including Waterton Park and Silver Trail. Custom brick and stone homes are the norm, usually two stories and featuring contemporary and traditional architecture. HOA fees in the areas cost around $200, with most homes built in the 2010s. “A lot of the homes around here are a bit more modern. You might see more white bricks because that’s what is popular right now,” Liu says. Home prices in Phillips Creek Ranch typically range from $700,000 for a 2,500-square-foot home to a couple of million dollars for a larger custom build over 4,500 square feet. “It’s a great location. For a time, it was probably $400,000 to $600,000, and now you really can’t get anything less than $650,000,” Newton says. The median home sale price is around $1.1 million.

Highly ranked Frisco area schools

Phillips Creek Ranch students are zoned for the Frisco Independent School District. Their education begins at Sparks Elementary School, which Niche ranks as the second-best public elementary school in Denton County. The next stop is Pioneer Heritage Middle School, the No. 1 best public middle school in the county, according to Niche. Teenagers attend Reedy High School, the No. 2 best public high school in Denton County. Reedy High is known for its commitment to academic excellence, offering AP, honors and dual-credit courses. It also has STEM/STEAM programs and career and technical education options. All three institutions earn an A-plus grade from Niche. “We have people who move to Frisco and say they want this high school because it is top notch, and they need to find a home that feeds into this district,” says Brenda Mancil, a real estate agent with RE/Max Premier Properties.

100 acres of parks and green space

Phillips Creek Ranch has over 100 acres of green space, with parks, lakes, a creek system and over 18 miles of hiking and biking trails. Phillips Creek Ranch Playground is by Phillips North Lake and features walking trails and green space. Phillips Creek Ranch Pool @ Cascades Park and a resort-style, junior Olympic-sized pool are included in HOA dues for all neighborhood residents. Children appreciate the playground and open rolling hills at Wranglers Range Park, a local 8-acre city park. “We have a lot of sports, both indoor and outdoor activities,” Newton says. “You have everything from the athletic situation: soccer, baseball, football, indoor volleyball, aerobic gymnastics and swimming.”

Shop and dine at the Main Street Center

The neighborhood sits on the outer edges of Frisco, away from the busy downtown and business districts. Main Street Center is a nearby mall with several shops, businesses and eateries at the intersection of Main Street and Highway 423. WB’s Table offers a diverse menu in an upscale, white-tablecloth setting. Sushi restaurant Kinzo receives high praise for its omakase and cocktails. Take the Dallas North Tollway into downtown Dallas

Residents of Phillips Creek Ranch use major highways and toll roads to get around the DFW Metroplex. Highway 423 is along the neighborhood’s western border. It runs south through The Colony and connects to the Sam Rayburn Tollway. The Dallas North Tollway runs south into Downtown Dallas, about 30 miles away. Travelers head to DFW International Airport, a 26-mile drive, for round-the-clock flights. Medical City Frisco is the closest medical facility, about 4 miles from the neighborhood.

Environmental and weather concerns in North Texas

Like much of North Texas, the Phillips Creek Ranch area is prone to hail, severe thunderstorms and a moderate risk of tornadoes. “We don’t get warnings every week, maybe one or two a season, and when we do, everyone takes cover,” Liu says.
