Oakridge Estates offers a spacious rural community without HOAs
Oakridge Estates is a rural community on the outskirts of Frostproof that attracts homeowners who value space and freedom. Homes typically sit on at least an acre of land, if not multiple acres, and residents are not subject to residential restrictions. “It’s for people who want a little elbow room,” says Michele Hutto, owner of Keystone Realty and president of the Frostproof Chamber of Commerce. “The charm is a location for rural property without an HOA.” Located on the Lake Wales Ridge, this southern Polk County destination also offers access to several lakes and natural areas. “We have 11 lakes, and two of them are large enough to be approved for planes to land on them, which is a big draw here,” Hutto says. “We have fishing, boating, swimming and large beachfront areas for people to utilize.”
Community is zoned for manufactured homes, horses and other farm animals
Manufactured homes are the most common housing option, and they continue to be built among the community’s spacious lots. “There are not many places in Florida where you can build manufactured homes without being in a manufactured home community,” Hutto says. Single-family homes built from the 1950s through the present day are scattered throughout the community. Prices typically range from the high $100,000s to the low $300,000s. However, new single-family construction can list in excess of $400,000, and established homes on multiple acres of farmland can sell for more than $600,000. “The area is zoned for horses and other farm animals, so people can have mini-ranches.” Flooding is rarely a concern in Central Florida, but wind damage is a risk, especially during hurricane season from June through November.
Nature preserves and lakes provide plenty of outdoor fun
Crooked Lake Wildlife and Environmental Area borders the community. The nature preserve offers rural multi-use trails for hikers, bike riders and equestrians. Crooked Lake is the largest in the area at more than 4,000 acres. In Frostproof, Lake Clinch features a public beach, and Reedy Lake is known for its bass fishing. Reedy Lake is surrounded by natural areas offering more outdoor recreation, including Lake Wales Ridge State Forest. Organized youth sports are contested at the Frostproof Sports Complex.
Middle and high schools are combined on one campus
Younger students can attend Ben Hill Griffin Jr. Elementary School rated C-plus by Niche. Older students can attend Frostproof Middle/Senior High School, which serves students in sixth through 12th grades and earns a B-minus from Niche. The high school features an agricultural academy program.
Shopping in nearby Avon Park, dining in downtown Frostproof
While the heart of Frostproof is less than 15 minutes away, residents are just as likely to travel to the Walmart Supercenter in Avon Park to do their shopping, says Hutto, who adds that city officials are working to attract more business to downtown. Frostproof just welcomed the Scenic Lagoon Saloon to the U.S. Highway 17 commercial corridor, and Hutto said several boutique stores are being added, including the Shack Shake Nutrition Club, a health food store. “We’re trying to revitalize downtown and give locals more shopping options other than big-box stores,” Hutto says. Featured downtown eateries include Johnny’s Egg House and Dusty’s Tacos. Other Frostproof favorites include Frostbite Ice Cream & More and The Roost at Four Seasons.
Easy access to a pair of major highway corridors
A pair of major roadways provides convenient travel throughout the region. “It’s a prime location for corridor access to Highway 27 and Highway 98,” Hutto says. U.S. Highway 27 connects north to the attractions of Lake Wales and south to tourist hotspots such as Sebring. Advent Health Lake Wales is within 20 miles via U.S. 27. U.S. Highway 98 connects east to Frostproof. Lakeland Linder International Airport is about a 40-mile drive west via U.S. 98.
