Durbin Crossing has a natural yet suburban feel
Durbin Crossing is a master-planned community woven through a natural backdrop in northern Florida. "We moved here in 2009 and have been loving it. We have beautiful walkways, trails and a lush landscape," says Laura Ranneklev, a Durbin Crossing resident and the broker and owner of Florida Welcome Home Real Estate. "When they first opened the community, they had the tagline, 'one with nature.' They've done a good job at living up to it." The neighborhood contains about 2,500 homes spread across 2,000 acres. Durbin Crossing has been governed and maintained by a Community Development District (CDD) since 2003. "Everybody loves the crape myrtles. The CDD does a great job of keeping them beautiful and blooming," Ranneklev says. "There are palm trees and crape myrtles everywhere."
New Traditional homes near nature preserves
Durbin Crossing's streets are lined with manicured lawns and dwellings spanning from 1,600 square feet to over 4,000 square feet. "I think what sets Durbin Crossing apart is the larger lots and nature preserves. Other communities have smaller, tighter lots. But ours are more spacious and larger," Ranneklev says. "It can be hard to find homes that have room for a pool and extra yard space for kids to play and animals to run around." Buyers will find New Traditional dwellings built from the 2000s to the late 2010s. Single-family houses under 3,000 square feet can cost between $425,000 and $750,000. Larger homes usually range from $600,000 to $1 million. Townhouses typically sell for $225,000 to $375,000.
Attending the high-ranking St. Johns County School District
Families are zoned for the St. Johns County School District, which Niche ranks as the best in Florida. "Durbin Crossing is in a wonderful location..." says Brady Hammond, an experienced St. Johns County real estate advisor with the Hammond Family Group at Coldwell Banker Vanguard Realty. "The K-8 school, Patriot Oaks Academy, is at the center of Durbin Crossing." The school has an A rating and ranks as the best K-8 school in the state, according to Niche. Teens can attend Creekside High, which is also rated an A. The high school is considered the second-best public high school in the county. Ranneklev says the local school helps create a tight-knit community. "I raised my family here... The kids were able to see their friends at school and then later at the [neighborhood] playground," Ranneklev says.
Private amenities and public parks support an active lifestyle
Locals have access to private recreational spaces provided by the CDD, including two amenity centers. The neighborhood also features pools, hard-surface tennis courts and sporting fields. Group workout sessions and athletic clubs are available. "Our tennis program is one of the most favored groups in the neighborhood," Ranneklev says. There are aqua fitness classes twice a week, as well as meetups for pickleball players. Durbin Crossing Park is a public, county-run space with a playground and a sports complex for youth leagues. Cimarrone Golf Club, to the south of the neighborhood, offers public tee times.
Residents shop at Durbin Park and Durbin Creek Crossing
There are retail centers within a 5-mile drive of most homes, such as Durbin Creek Crossing and Durbin Park. "A new favorite in the community is ALDI. They put one on Race Track Road," Ranneklev says. "People also like Sprouts Farmers Market as a healthier option and for food allergies. We are thankful to have it close by on Old County Road 210." The shopping centers include retailers such as Walmart Supercenter as well as restaurants like Burger Barn and Pepper's Cocina Mexicana & Tequila Bar.
Social clubs, food trucks and holiday events for residents
Durbin Crossing offers a book club and social gatherings for the Senior Men's Group and the Senior Ladies Card Club. "There is a group that goes to the Jacksonville Jaguars games every year," Ranneklev says. "Every holiday, we have parties for kids. It's a great way to celebrate and meet families." Food Truck Fridays feature a changing lineup of local restaurants serving their menu items inside the community.
Interstate 95 and key roads connect locals to nearby cities
While the neighborhood is walkable and bikeable, the surrounding area is car-dependent. Many residents travel on Florida State Road 9B, St. Johns Parkway and Old County Road 210. "One of the reasons people like this location is access to the highway. You can quickly reach Interstate 95 for commuting and shopping," Hammond says. Drivers can hop on the Interstate in roughly 5 miles. Downtown St. Augustine is about 25 miles away, and Jacksonville International Airport is approximately 35 miles away.
A low crime score with a risk of severe weather
The neighborhood has a CAP Index Crime Score of 1 out of 10, which is much lower than the national average of 4.
The region can experience high wind and heavy rain during severe weather, such as hurricanes and tropical storms.
