RiverTown is a sought-after waterside community with room to grow
RiverTown is an expanding master-planned community planted along the St. Johns River. “RiverTown is this huge community with great amenities. The access to the river is something they have that is special,” says Laura Ranneklev, the broker and owner of Florida Welcome Home Real Estate, who also lives in St. Johns County. “Community residents take their golf carts there and enjoy the river. No other community has that. St. Johns [County] has communities that back up to creeks and preserves, but not the main river. It’s spectacular.” The neighborhood encompasses several distinct subdivisions settled across more than 4,000 acres. Virtually all amenities in the area are exclusive to residents, aside from Riverfront Park. “Really, the riverwalk area has public access for all St. Johns County residents, which is very unique,” Ranneklev says. “People go to fish and view the sunset. A lot of the time, you bump into people because a lot of [county locals] go there. It’s wonderful for the entire area and brings the larger community together.” The neighborhood is also a part of a top-rated school district.
Buyers will find villas, custom homes and waterfront properties
RiverTown offers suburban homes that are situated among verdant preserves and wetlands. The neighborhood’s housing is primarily New Traditional styles with modern farmhouse influences, like board and batten siding. The Riverside at RiverTown section includes custom homes on the waterfront, many of which have their own private docks. Attached units are in the Meadows section; The Shores has a mix of townhomes and single-family houses. The 55-plus WaterSong development features villas and detached dwellings. The Springs includes some of the neighborhood's more spacious lots with three-car garages.
“There is a wide range of home types and pricing. You can get nice, lower-priced options but also a home in the more luxury neighborhoods, especially in Highpoint and Arbors West,” says Brady Hammond, a real estate advisor with the Hammond Family Group at Coldwell Banker Vanguard Realty, who has extensive experience selling in St. Johns County. “You can find a townhome around $250,000…But I’ve recently sold a home in RiverTown for $1.5 million.” Generally, detached homes over 3,000 square feet cost between $650,000 and $1.3 million. Smaller houses range in price from approximately $400,000 to $850,000. Most townhomes sell between $250,000 and $425,000. Townhomes inside the Shores area range from $750,000 to over $1 million.
St. Johns County School District is the best in Florida
Hallowes Cove Academy opened inside the neighborhood in 2025. The school serves kindergarten through eighth grade and is currently unrated on Niche. During the first year of the school’s opening, eighth graders will attend Freedom Crossing Academy, which has an A rating. Teens may enroll in Bartram Trail High, which also has an A rating. The St. Johns County School District is considered the best in the state, according to Niche. The district offers several school choice options for families. Parents may also choose River Oak Academy, a private Montessori that accepts students until the end of sixth grade.
Private amenities and gatherings close to the St. Johns River
Residents have access to a variety of recreational options throughout the expanding community. “I would say RiverTown has some of the best amenities in Northeast Florida,” Hammond says. “They just built a new amenity center that includes a lazy river. The RiverClub is the best amenity center in the community. It has a café, firepit and a dock on the St. Johns River.” The neighborhood has an active calendar filled with recurring fitness classes and athletic group meetups. The Food Truck Fridays event occurs every week at the RiverHouse. Riverfront Park is a county-run green space that provides direct access to fishing spots and kayak launches. Visitors enjoy watching serene sunsets from piers overlooking the water.
Commutes on CR-210 and I-95
Residents can walk or bike on sidewalks and trails throughout the development. However, the area is considered car-dependent. Drivers can travel along State Road 13 and County Road 16A to reach Old County Road 210. Most locals can reach Interstate 95 within 10 to 15 miles. Commuters should anticipate congestion while traveling along the more heavily trafficked roadways. Downtown St. Augustine is roughly 25 miles from the center of the community, while the Jacksonville International Airport sits approximately 45 miles away.
A locals have access to a developing commercial corridor
RiverTown has an expanding commercial presence along Greenbriar Road. Over the last five years, the corridor has gained chain restaurants as well as Shell and 7-Eleven gas stations. The Shoppes at Rivertown includes a Publix for groceries. The plaza also contains a Jersey Mike’s Subs location and the local eatery, China House.
A low crime score and the potential for environmental risks
RiverTown’s CAP Index Crime Score is 1 out of 10, which is significantly lower than the national average of 4.
Some homes near the river have a risk of flooding. According to First Street, the community also has a high risk of being impacted by wildfire. The entire region can experience high winds during severe weather, such as hurricanes and tropical storms.
