Nature meets convenience in Shearwater, 24 miles from St. Augustine and 26 miles from Jacksonville. This master-planned development in Fruit Cove, Florida, was established in 2015 and offers a quiet environment with access to lots of indoor and outdoor recreation, a variety of housing styles and highly rated schools. “It’s resort living, but you live there,” says Lynn Braddy, an associate broker with ONE Sotheby’s International Realty since 1996. “If you walk the streets in Shearwater ... it’s lovely how many people you see out.” The development has sidewalks along every street and 11 nature trails within the community. Shopping and services are also nearby. A small strip mall near the entrance includes a hair salon, a pizza place and a coffee shop. More shopping and dining are along Old County Road 210.

Single-family homes and townhouses

Single-family homes and townhouses line winding roadways ending in cul-de-sacs. Homes are in the new traditional and minimal traditional styles. Shearwater has four builders offering different housing types and style variations. Homebuyers can choose from Ryan Homes, David Weekley Homes and Lennar Homes for single-family homes, and from Ryan Homes and Lennar Homes for townhouses. Renters can lease single-family homes and townhouses through 360 Communities. Homes here include garages, but some are in the back of the house. Three- to four-bedroom houses with two to three bathrooms range from $360,000 to $500,000. Those with four to six bedrooms and at least three and a half bathrooms range from $600,000 to $945,000. Townhouses also have garages, some in the back of the home. Prices range from $300,000 to $440,000 for three or four-bedroom homes. Shearwater's homeowners association fees range from $225 to $875 a year and the neighborhood is part of a community development district, which covers roadways and infrastructure. The CDD also comes with a fee, which ranges from $2,100 to $2,800 per year. That cost is added to a homeowner’s property tax. The CAP Index Crime Score for Shearwater is a 1 out of 10, lower than the national average of 4.

Highly rated school district with new schools

“St. Johns County is known for A-rated schools,” says Braddy. “It’s the reason so many people move there.” St. Johns County School District, which gets an A from Niche, serves the area and is listed as the best school district in the Jacksonville area. Some students may attend Trout Creek Academy, which opened in 2024, for kindergarten through eighth grade. Other students may attend Timberlin Creek Elementary School, which earns an A, through fifth grade, then move to Switzerland Point Middle School, which also earns an A. Many students attend Bartram Trail High School earns an A and offers academies in design, information technology, and business and finance. Some may attend Beachside High School, which earns a 7 out of 10 from GreatSchools and offers academies in areas including global logistics and supply chain management, information technology, and veterinary and biomedical sciences. Beachside is 8 miles away and doubles as a hurricane evacuation shelter for Shearwater residents.

Kayak, swim and play in Shearwater

Shearwater's community clubhouse, called the Kayak Club, is its recreational hub and includes a lazy river, tennis courts, an Olympic-sized swimming pool and waterslides. The club is the place to be in the summer, as the heat and humidity rise. Inside, a fitness center offers gym equipment. Another recreation area includes a fire pit and an adventure park for children with a zipline that adults can use too. Nearby, a kayak launch gives boaters access to Trout Creek, where they may kayak, canoe and fish. Those with a green thumb can rent a plot in the community garden along Shearwater Parkway. Next door, dogs can play at the fenced-in Shearwater Dog Park.

Commuters use Interstate 95

Commuters take Interstate 95 to downtown Jacksonville, which is 26 miles north and takes 30 to 60 minutes, depending on traffic. Heading south, commuters can reach St. Augustine in under an hour. Shearwater is a walkable area, and most residents walk to the community amenities, Trout Creek Academy and nearby shops. The Baptist Medical Center South is 11 miles north, and the Jacksonville International Airport is 40 miles north. The GRID Church in St. Johns borders Shearwater and other houses of worship are along Old County Road 210, such as Faith Community Church, 2 miles away, and Christ Reformed Community Church, 3 miles away.

Outside Shearwater, less than a mile away for most residents, is a small strip mall with Amore Mio Pizzeria and Kinder Kafe for a quick meal. Farther along Old County Road 210, the Shoppes of St. Johns Park is 3 miles away and has chain restaurants and a Sprouts Farmers Market for groceries. Across the street, Johns Creek Center has a Publix Supermarket. The community's developers also highlight it the area's proximity to St. Augustine's restaurants, shopping and activities.

Community events throughout the year

Shearwater has weekly and monthly events throughout the year. There are educational programs, such as first aid and CPR training at the Kayak Club, and more fun-centered activities like Tween Glow Foam Party on the Kayak Club Lawn. The community also hosts seasonal events like the Boo Bash & Trunk-or-Treat during Halloween and a Christmas Toy Drive in December.
