These early 2000s homes show New Traditional and contemporary styles. "The neighborhood is divided into two areas, one with huge houses and another with smaller houses," says Angela Walker, the radio show host of "All Things Real Estate with Angela Walker." She is also a Real Estate Advisor with Engel & Völkers First Coast. "Large houses are along the course, and there's smaller, quaint houses. When a family moves in, they'll buy a bigger house. Then the grandparents will follow them, moving into a smaller house," Walker says. Many residences come with upgrades such as recently remodeled kitchens and new roofing. Walker says the community has a higher inventory than surrounding developments as of early 2025. Homes also stay on the market for slightly longer than the national average. Most houses range in price between $550,000 and $925,000, depending on the size and level of upgrades. Homes with more than three bedrooms or private backyard pools range between $675,000 and $925,000. Unlike other nearby subdivisions, South Hampton Golf Club residents do not have to pay CDD fees.

"The neighborhood and surrounding developments are experiencing a lot of population growth because it has an A-rated school district," Walker says. "[The St. Johns County School District] is a top district in Florida." Controlled Open Enrollment options are available to families. Timberlin Creek Elementary and Switzerland Point Middle are among the top schools in the region and have A grades on Niche. Beachside High is rated 7 out of 10 on GreatSchools. The high school offers career academies in information technology in addition to veterinary and biomedical sciences.
Beachside High School was built in 2022 to accommodate the areas growing population.

Some years ago, they re-did their amenity center," Lord says. The golf course reaches across the neighborhood alongside homes and small ponds. "It has a really nice golf course that's public," Walker says. "A lot of people go here to play because it's a little more challenging than surrounding courses. Mark McCumber designed the course, and that's a big deal around here!" The club also offers youth golf camps. About 5 miles east awaits Gourd Island, a conservation space with trails winding through forests and wetlands.
