Close to UF and Loblolly Nature Park

At one time, the Gainesville suburb Black Acres was only cow grazing fields and watermelon patches. Local businessman and State Senator Robert Black purchased the space for his family home. The house still stands on NW 4th Lane. One of Robert Black's children developed the surrounding community from the 1950s to the 1960s. The suburb attracted local professionals and University of Florida faculty. Past residents include Ray Graves, a previous UF football coach and F. Blair Reeves, a UF Professor Emeritus of Architecture, who designed his family's home inside the neighborhood. Houses along NW 32nd Street push up against Hogtown Creek and have twice the lot size as other Black Acres residences. "Buying in Black Acres is a very good investment," says Rachel Kerensky, a Realtor with Better Homes and Gardens Real Estate Thomas Group, who has sold in the neighborhood. "This is a very desirable neighborhood in Gainesville, and the houses can sell quickly." The community is also close to shopping and borders Loblolly Woods Nature Park.

Midcentury homes and newer residences

Palmettos, pine and magnolia trees shade Black Acres' front yards and streets. Buyers will find ranch-style and split-level houses perched among the hilly landscape. Most residences are made of brick and or concrete limestone, known as Ocala block. Homes on NW 32nd Street are close to Hogtown Creek, which poses a potential flood risk. Some Black Acres homes have turned into rental spaces, such as Airbnb's and long-term housing for UF students and faculty. "Parents will buy a home for their students because it's close to UF," Kerensky says. "And the students will rent out a room to their friends or other students." Typically, housing prices range between $325,000 and $500,000, but an outlier on the market for nearly a year is listed for more than $1.5 million.

Magnet programs in Alachua County

Joseph Williams Elementary offers the district's first International Baccalaureate Primary Years Programme; the elementary has a B-minus grade from Niche. Abraham Lincoln Middle earns a B; the middle school's lyceum program allows students within every grade level to share the same teachers. The A-rated Eastside High has medical skills courses and academic pathways for culinary arts.

Enjoying Hogtown Greenway

The 159-acre Loblolly Woods Nature Park is within walking distance from most homes. The forest floor is often blanketed in loblolly pine needles and palmettos, providing a backdrop for the Hogtown Greenway. The park is popular with joggers, bicyclists and dog walkers. The trail connects to other city parks and brings pedestrians to NW 34th Street. The area is prone to mosquitos, so visitors should bring bug spray during the warmer months.

Close to shopping and UF's campus

Near the intersection of NW 34th Street and University Avenue are retail plazas with local shops and national storefronts. There's a Publix Super Market at Westgate Shopping Center. Mi Apá Latin Café and the local bistro, Mildred's Big City Food, are inside Westgate Regency Shopping Center. Downtown shops and restaurants are 5 miles away. Following University Avenue for 2 miles leads to the UF campus. Residents are 3 miles from UF Health Shands Hospital and Interstate 75, which reaches across the state.
