Black Acres has midcentury houses near a nature park and campus
Black Acres is a community framed by woodlands and the slow-flowing Hogtown Creek near the University of Florida. The midcentury suburb was developed about 40 years after the local businessman and State Senator Robert Black purchased the area for his family home, which still stands on NW 4th Lane. Since then, the quiet neighborhood has attracted University of Florida students, graduates and faculty members. Past residents include Ray Graves, a previous UF football coach and F. Blair Reeves, a UF Professor Emeritus of Architecture, who designed his family's home inside the neighborhood. "Buying in Black Acres is a very good investment," says Rachel Kerensky, a Realtor with Better Homes and Gardens Real Estate Thomas Group, who has sold in the neighborhood. "This is a very desirable neighborhood in Gainesville, and the houses can sell quickly." The community contains residential subdivisions and access to throughfares along a busy retail corridor.

Tree-shaded area that attracts owners and renters
Towering pine and magnolia trees shade Black Acres' front yards and streets. The majority of homes are within the Black Acres subdivision; the Black Pines is a much smaller development on the far eastern side. Creekwood Villas offers a handful of attached homes to the east. Buyers will find mostly midcentury ranch-style and split-level houses settled on gently sloping lots. It's common for residences to have brick or concrete block exteriors. Some Black Acres homes were converted into rental spaces, such as Airbnb's and long-term housing for UF students and faculty. Loblolly Woods Nature Park and the nearby Mark Bostick Golf Course
The verdant Loblolly Woods Nature Park spans the neighborhood's western and northern sides. The forest floor is often blanketed in loblolly pine needles and dwarf palmettos. The outdoor space is one of many city parks that connect to Hogtown Greenway, which is popular among joggers, bicyclists and dog walkers. The area is prone to mosquitoes, so visitors should bring insect repellent during the warmer seasons. The Mark Bostick Golf Course sits to the south. Only individuals affiliated with the University are eligible for membership at this private, 18-hole golf course. Locals head to the nearby Ben Hill Griffin Stadium for Florida Gators football games as well as concerts and other live events.
A commercial corridor on University Avenue
Near the busy intersection of NW 34th Street and University Avenue are commercial plazas with businesses, local shops and national storefronts. There's a Publix at Westgate Shopping Center. Mi Apá Latin Café and the local bistro, Mildred's Big City Food, are inside Westgate Regency Shopping Center. More dining options are found downtown, about 3 miles away.
Commutes on RTS, bicycle or Interstate 75
Following University Avenue for 2 miles leads to the UF campus; the roadway also has bus routes operated by the Regional Transit System (RTS) and dedicated bicycle lanes. Residents are 3 miles from UF Health Shands Hospital and Interstate 75. Gainesville Regional Airport is roughly an 8-mile drive from the community.
