Kirkwood feels like a secluded haven in Gainesville
Kirkwood, a Southwest Gainesville community, may appear to be an isolated enclave of homes surrounded by wetlands and preserves, but the neighborhood is also close to downtown and one of the city's busiest roadways. "Kirkwood is kind of an undiscovered area," says Barbara Miller, the broker and owner of Miller Real Estate, with over 20 years of industry experience. "When buying a home, people don't think of going in that direction." The community has wild spaces to the east and south, while the businesses and student housing on SW 13th Street line the western side.
Homes sell quickly in Kirkwood
Most of the community blends into the surrounding natural landscape, with trees and bushes giving many residents privacy from the street. Miller says the community has older homes on larger lots built from the 1950s to the 1980s. The median lot size is just under an acre. Homes range in price from $475,000 to $700,000. The Metropolitan at Gainesville, on 13th Street, is an off-campus housing complex for students at the University of Florida and Santa Fe College. The vast majority of Kirkwood residents are renters. Due to their smaller size, properties in the northwestern corner often range from $275,000 to $425,000. On average, Kirkwood houses sell after 31 days on the market, compared with the national average of 44.

Touching Sweetwater Wetlands and Bivens Arm Nature Park
Colclough Pond Nature Park, east of South Main Street, is only accessible by foot. Locals can walk a short trail to the onsite pond, which is open for fishing. The 81-acre Bivens Arm Nature Park is one of the city's oldest green spaces. Its trails lead through marshy oak hammocks and forests. The area also includes a playground and an observation deck for birdwatching or quiet afternoons by the water. Sweetwater Wetlands Park began as an environmental initiative and later became a destination for exploring Central Florida's verdant landscape. The park was opened to the public in 2015 to protect the water quality of the Paynes Prairie Preserve State Park and the Florida Aquifer. The 125-acre preserve is home to native birds, butterflies and alligators, and locals can walk gravel pathways and boardwalks on a 3.5-mile trail.

Dining on 13th Street and Downtown Gainesville
Zeezenia International Market on 13th Street doubles as a restaurant serving Turkish and Iranian cuisine. The roadway also has casual dining options like La Tienda, serving traditional Mexican dishes, and Wah Ha Ha Thai Food & Noodle Soup. Winn Dixie is a mile away on SW 16th Avenue. Kirkwood residents are close to University of Florida and hospitals
The community sits between 13th Street and Main Street, both leading to downtown and other hot spots in the city. UF Health Shands and the Veterans Affairs Hospital are 2 miles away on Archer Road. “Kirkwood is ideal for people who work at Shands, and it's right around the corner from the university,” Miller says. Bus stops are along the busy thoroughfare, but most locals travel by car. The University of Florida and Ben Hill Griffin Stadium are less than 3 miles north. Commuters travel 5 miles to reach the nearest Interstate 75 interchange.
